Job summary

MAAS in California seeks an experienced Construction Administrator/Project Manager to review drawings, define scope and schedule, and lead constructability reviews before bidding. Qualifications

Job description

Before a school project goes out to bid, somebody has to look hard at the drawings and find the problems now, while they are cheap to fix, instead of later, when they turn into a change order. That is this job.

You support the Design Manager and the Owner's Authorized Representative during design and pre-construction. You help define the project's scope and schedule, including any temporary housing the project needs while it is underway. Early in design, you suggest changes that cut cost or improve the building without hurting what it is meant to do, the practice called value engineering.

As the drawings get closer to finished, you review them for anything that does not line up between the architect, the structural engineer, and the other design trades: gaps, conflicts, errors, and anything left ambiguous. Catching it now means fewer formal questions from the contractor once construction starts, and fewer paid changes to the contract. You write the full constructability review before the documents go out to bid, and you work through all of it together with the Design Manager and the Owner's Authorized Representative.

What You Will Own

• Reviewing and helping define the project scope of work and schedule, including interim housing needs
• Value engineering suggestions at the start of design
• Written comments on the design team's drawings: inconsistencies, ambiguities, conflicts, errors, and omissions, aimed at cutting down formal questions from the contractor and paid changes to the contract later
• Making sure the different design disciplines, architectural, structural, mechanical, electrical, agree with each other
• A full constructability review of the documents before they go out to bid
• Working all of this through with the Design Manager and the Owner's Authorized Representative, not around them
• 15 years of full-time paid experience with a bachelor's degree in architecture, where 10 of those years were spent as a Construction Administrator on a public or school construction project with full ownership of that work, and 5 were spent as a Designer. The projects need to be worth $8 million or more each, or $80 million or more added together.
• Or, with no degree: 15 years of full-time paid experience as a Project Superintendent or Project Manager on public, school, or large commercial construction, with full ownership of coordinating complex projects. The projects need to be worth more than $30 million each, or more than $400 million added together.
• Or, in place of the degree: at least 2 years of college coursework plus 5 more years of experience on top of what is asked for above.
• Works fast, efficiently, and with confidence
• Comfortable writing formal requests to the design team when a drawing needs to change, and reviewing submittals and change orders

Compensation

Salary range: $191,000 to $210,000 per year, based on experience.
