Condominium Property Manager

Location: Grand Rapids, MI

Position Classification: Full-Time Regular

Rockford is looking for a motivated and enthusiastic Property Manager to oversee a high-profile condominium community. Rockford Property Managers are responsible for day-to-day operations, as well as all of the activities within resident administration, revenue management and fiscal planning. Key responsibilities include ensuring the property is well maintained, oversee monthly and annual condominium association meetings, community engagement, and responding to clients and residents in a timely/positive manner. This position reports directly to the Regional Property Manager.

Key Deliverables Include:

  • Build Strength Through Diversity through fostering an environment of diversity, equity, and inclusion.
  • Do The Right Thing by acting with integrity, transparency, personal accountability, and hard work.
  • If have direct reports, provide guidance and oversight for the property management team including performance reviews and other HR/management tasks.
  • Own Your Craft by taking ownership of the direction of daily operations of assigned properties.
  • Develop and operate withinannual operatingbudgets for assigned properties.
  • Assist accounting with questions related to the properties and resolution of vendor issues.
  • Assist marketing team with the preparation and execution of marketing and communication plans.
  • Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases.
  • Ensure the proper upkeep of the property to the standard of exceptional curb appeal.
  • Drive Sustainability in maintaining and fostering positive resident/tenant relationships.
  • Perform leasing duties and approve all new leases.
  • Coordinate with tenants regarding lease execution and extensions.
  • Think Safety First by the oversight of risk management and emergency procedures at assigned properties.
  • Oversee property maintenance, capital improvements, and property improvements.
  • Responsible for purchases for the property and monitoring all expenses.
  • Maintaining system for service requests.
  • Maintain the resident/tenant database, assist with accounts receivable and accounts payable records.
  • Conduct AR/collections process for all tenants/residents for assigned properties.
  • Process quotes and approvals for necessary improvement/repairs.
  • Win As a Team through participation and contribution in all department meetings.
  • Perform other duties as assigned and Inspire Innovation throughout the company.
  • A minimum of 3-5 years of property management experience.
  • Bachelor's degree in a related field.
  • The ability to manage all aspects of assigned properties.
  • The knowledge to inspect and arrange maintenance to meet standards.
  • Must possess superior oral and written communication and interpersonal skills.
  • Must have a working knowledge of MS Office, including strong skills in Excel, Word, and Outlook.
  • Maintain a positive, productive relationship with tenants and owners.

Bonus Skills and Experience:

  • Fully understanding property management and its financial aspects
  • Competency in Yardi or other property management software
  • Valid real estate agent/broker license

Type of Environment

The work environment for this position is a typical office environment in which physical demands require the ability to sit for long periods of time. Intermittent movement will be necessary to perform requirements of the position such as accessing centrally located office equipment and may be subject to lifting of 35 lbs., bending, stooping, kneeling and climbing.
