Job summary

Hunt Companies, Inc. in Honolulu, HI seeks a Community Supervisor to assist the Community Director in running the property and delivering customer satisfaction.

You will lead site-level staff, manage rent payments and delinquencies, and prepare financial and leasing reports while ensuring compliance with company policies and safety standards. You will also handle move-ins/outs, lease renewals, vendor payments, and coordination with maintenance.

Qualifications

  • High School Diploma or GED required.
  • Bachelor's degree in Business Administration, Property Management or related field preferred.
  • 2 years leasing experience or equivalent skills required.
  • 1-3 years managing others required.
  • YARDI experience preferred.
  • Strong MS Office skills (Word, Excel, PowerPoint, Outlook).
  • Strong verbal and written communication skills.
  • Ability to work with military community and leadership.
  • Reliable, self-motivated team player with attention to detail.
  • Discretion and professional demeanor.

Responsibilities

  • Monitor accounts receivable, collect rent, post rent, and maintain rent roll.
  • Collect delinquent balances and process tenant refunds.
  • Prepare daily, weekly, monthly financial and leasing reports.
  • Audit records for lease expirations, delinquencies, and evictions.
  • Process evictions and attend court hearings.
  • Lease units and ensure proper lease files.
  • Send lease expiration letters and process renewals.
  • Shop competitive properties for market insight.
  • Enter and pay vendor invoices; process payments.
  • Ensure safety and coordinate with maintenance for reconditioning.
  • Manage move-ins/outs and lease renewals as needed.
  • Support Community Director with site-level leadership and staff performance.
  • Assist with resident retention and plan social events.
  • Cover operations in Community Director's absence.
  • Ensure policy compliance.
  • Perform property inspections and verify unit condition.
  • Coordinate with maintenance for make-ready and turnover.
  • May perform 30-day pre-inspections with residents.
  • Contribute to weekly/monthly/quarterly reports and summaries.
  • Create purchase orders and invoices for utilities.

Description
A Brief Overview

The Community Supervisor assists the Community Director with the overall operation of the property to ensure customer satisfaction. This position interacts with internal and external customers including residents, vendors, board members and committee members, as well as Hunt employees. This position is also responsible for site level leadership, responsible for collecting and posting rent payments; managing resident delinquencies, evictions, and legal notices; and performing pre-close and close-out accounting processes.

What you will do
  • Monitors all accounts receivable including collecting rent, posting rent, making daily bank deposits and maintaining balanced, accurate rent roll.
  • Collects delinquent account balances from previous residents. Calculate and Process tenant refunds.
  • Accurately and timely completes daily, weekly, and monthly financial and leasing reports, including month-end pre-close, closeout, market surveys, and lease expiration matrix. Generates various reports as required.
  • Audits records and files to identify dates requiring administrative action, such as lease expiration dates, delinquent accounts, and unlawful detainers.
  • Processes evictions, which includes processing all necessary paperwork, serving notices, and attending court hearings.
  • Leases units as needed. Ensures execution of leases and lease files are properly completed.
  • Sends out lease expiration letters, and processes lease renewals.
  • Responsible for shopping competitive properties.
  • Enters, processes, and receives vendor payables. Scans all invoices to the AP department to process payments.
  • Ensures that unsafe conditions are corrected in a timely manner.
  • Processes move-ins, move-outs, and lease renewals.
  • Assists Community Director with site level leadership to include staff performance and resident relations.
  • Assists with resident retention, which may involve planning and organizing social events at the property.
  • Assumes responsibility for the operations of the property in the absence of the Community Director.
  • Ensures compliance with Company policies and procedures.
  • Performs physical inspections of the property and verify condition of vacant units and community appearance and safety.
  • Coordinates with maintenance and make-ready staff to ensure timely recondition of units after move-out.
  • May perform 30-day pre-inspections and move in/outs inspections with residents.
  • Assists in weekly, monthly, quarterly reports and executive summaries.
  • Creates PO’s for office expenses and may create, process, and invoice residents for monthly utilities.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
Qualifications
  • High School Diploma or GED (or equivalent) Required and
  • Bachelor's Degree in Business Administration, Property Management, other related discipline Preferred or
  • 2 years previous property leasing experience or applicable skills. Required and
  • 1-3 years previous experience managing others. Required and
  • Previous experience with YARDI Preferred
  • Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, and Outlook).
  • Strong verbal and written communication skills.
  • Ability to work effectively with employees at all levels of the organization as well as working with the military community and the military command.
  • Requires a reliable, self-motivated, team player who pays close attention detail, demonstrates strong communication, client management and business literacy skills.
  • Demonstrates discretion and ability to maintain a professional attitude and appearance.
  • Effectively envision, develop, and implement new strategies to address competitive, complex business issues.
  • Takes initiative to identify and anticipate client needs and make recommendations for implementation.
  • Requires use of technology platforms on a daily basis.

  • DL NUMBER - Driver's License, Valid and in State Required
  • Accredited Residential Management (ARM) Preferred
  • Certified Professional of Occupancy (CPO) Preferred
Compensation

We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $54,720-$68,040, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus.Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors – we believe in the importance of pay equity.Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates.We consider internal and external factors as a part of every final offer. We also offer a generous total compensation and benefits package.
