Job summary

Princeton Property Management Inc. is seeking an experienced Community Manager to oversee the Springwater Trail Apartments in the Gresham area.

You will lead onsite teams, manage day-to-day operations, and drive resident satisfaction across two properties. This full-time role offers a competitive hourly wage of $30.00–$33.00, plus monthly phone and auto reimbursement, medical/dental/vision coverage, a 401(k) match, and a comprehensive bonus program.

Qualifications

  • Budget awareness and cost minimization with Portfolio Manager.
  • Maintain resident files at move-in/move-out.
  • Market the community and maximize occupancy.
  • Perform leasing duties as needed at each property.
  • Review weekly advertising.
  • Maintain curb appeal daily.
  • Operate property management software.
  • Resolve resident issues and document incidents.
  • Approve or oversee invoices and submit to corporate.
  • Prepare weekly/monthly reports for accuracy and submission.
  • Inspect vacant units before move-in to ensure readiness.
  • Maintain proper documentation in the community.
  • Report on-site injuries to Corporate promptly and follow procedures.
  • Ensure timely completion of work orders per policy.
  • Know emergency plan and train the team accordingly.

  • Market the properties and manage leasing activities to optimize occupancy.
  • Ensure properties present high curb appeal and timely work orders.

Job description

Princeton Property Management is currently seeking an experienced Community Manager to oversee the Springwater Trail Apartments located in the Gresham area!

As the Community Manager, you will be responsible for the overall operations, financial performance, and resident satisfaction at both communities. You’ll lead onsite teams, ensure high-quality maintenance and curb appeal, and support a strong, welcoming community culture.

The Ideal Candidate Will Have:

  • 2+ years of experience in multi-site property management required
  • Understanding of all aspects of leasing
  • Strong leadership and team-building skills
  • Excellent multitasking and time management abilities
  • A professional, self-motivated, and proactive approach

Schedule:

  • Full-time Monday - Friday
  • 40 hours per week
  • $30.00 to $33 per hour, depending on experience
  • Monthly $50 phone and $100 auto reimbursement
  • All offers will vary based on applicant experience, skills, abilities, internal equity, and alignment with market data

What we need from you :

  • Experience in property management.
  • Manage day-to-day operations of two properties.
  • Screen new rental applications by running credit checks and confirming employment and prior rental history.
  • Enforce the community policies to ensure quality living standards in your community.
  • Oversee and/or prepare all legal notices then issue them accordingly.
  • Supervise, train, and develop team members.
  • Assure all income is deposited daily and applied correctly to the resident’s ledger.
  • Be familiar with the property budget and work with the Portfolio Manager to minimize expenses.
  • Ensure all resident files are complete at move-in and at move-out discarding old files according to policy and procedures.
  • Market the apartment community and oversee leasing duties to achieve the highest possible occupancy.
  • Perform leasing functions as needed at each individual community and/or assist the leasing staff when needed.
  • Review all advertising on a weekly basis.
  • Ensure the highest standard of curb appeal by walking the property daily.
  • Operate property management software program.
  • Resolve resident issues and document incidents.
  • Approve or oversee invoices and ensure timely submission to corporate.
  • Prepare and/or oversee the weekly and monthly reports for accuracy and submit to corporate per company policies.
  • Inspect all vacant and rent ready units ensuring that all maintenance is completed prior to move-in.
  • Assume primary responsibility for all proper documentation in the community.
  • Report all on-site injuries to Corporate immediately and the response to injury folder must be adhered to.
  • Ensure work orders are completed in a timely fashion and in accordance with company policy.
  • Be knowledgeable about the emergency plan and confirm that the team is trained and capable of carrying out requirements.
  • Perform all other duties assigned by Supervisor.
