JOB DESCRIPTION SUMMARY

This role manages the day-to-day operations of an assigned property, including leading the team, overseeing daily activities, and managing resources to meet financial and operational goals. It ensures compliance with company policies, Fair Housing, ADA, FCRA, and other relevant laws.

  • Property Type: Lease Up
  • Unit Count: 343
  • Housing: Fully compensated one-bedroom unit (possibly 2x2)
  • Commissions: 1% of contract rate
  • Bonus: 20% potential
  • Sign-on Bonus: Up to $2500
Requirements
  • Previous lease-up experience as a Community Manager is required.
Responsibilities
  • Develop budgets by analyzing financial statements, marketing data, and operational reports.
  • Meet revenue targets through rent setting, collections, deposits, and financial reporting.
  • Approve vendor invoices, ensure validity, and manage communication with vendors and accounting.
  • Control expenditures within budget, manage petty cash.
  • Oversee lease enforcement, including application approval, inspections, notices, evictions, and fee collection.
  • Analyze market trends to develop marketing and leasing strategies.
  • Promote resident satisfaction and retention by addressing service issues promptly.
  • Conduct property inspections to ensure safety, cleanliness, and appeal.
  • Supervise property staff, including hiring, training, and performance management.
  • Maintain the client/owner relationship through regular updates and meetings.

The salary range is $100,000 to $120,000 (Fontana, CA).

Physical Demands
  • Ability to stand, walk, sit, and perform physical tasks including climbing ladders and carrying objects.
  • Work indoors and outdoors in all weather conditions.
  • Lift weights up to 25 pounds independently and 50 pounds with assistance.
  • Travel may be required for property support, training, or meetings.
  • Flexible schedule, including evenings, weekends, and holidays.
Additional Compensation

Factors influencing pay include experience, skills, and location. Opportunities for bonuses vary by position type and performance.
