Job summary

RedPeak is seeking a Community Manager for a 269-unit property in Denver's University Hills Corridor. You will own occupancy, NOI, delinquency, team performance and the resident experience from lease-up to renewal, reporting directly within an in-house platform with fast decision-making.

Running a 269-Unit Community in Denver's University Hills Corridor

Colorado Station Apartments sits at 3725 E Buchtel Blvd, a 269-unit mid-rise community in a high-demand Denver submarket. RedPeak, a Denver-native owner-operator with 24 years focused exclusively on the Front Range, is hiring a Community Manager to run this asset. This is a full P&L role: you own occupancy, NOI, delinquency, team performance, and the resident experience from lease-up to renewal.

RedPeak operates as an in-house platform, meaning you're not reporting to a third-party management company. Decisions move faster, accountability is direct, and the support structure is built around people who actually know Denver neighborhoods. The company's stated culture puts residents in the neighbor category, which shows up operationally in how service calls and lease renewals get handled.

What the Day-to-Day Looks Like

Monday through Friday, 9 to 6. You're the senior operator on site. That means owning the budget, reviewing actuals against the T-12, and understanding where variances are coming from. Delinquency management, lease expirations, concession strategy, traffic-to-lease conversion rates , these are your numbers to track and move. You're also coordinating maintenance, which at a single-building 269-unit property means staying close to your make-ready pipeline and punch lists without getting buried in them.

On the team side, you're guiding and motivating the onsite staff. Leasing, service, communications , you set the standard. The role comes with bonus potential tied to results, and there's a monthly maintenance bonus component built into the comp structure.

Compensation, Benefits, And Career Context

The base range is $65,000 to $85,000 annually, plus bonus. Benefits include full medical, dental, and vision coverage, employer-paid short-term disability, a 401(k) with company match that vests on day one, 16 PTO days, 10 paid holidays, and a 20% rent discount. RedPeak also offers a student debt repayment program, a scholarship fund administered by the Denver Foundation, and up to $75 monthly toward a health club membership.
