As a Community Manager on the 8 Spruce team, you’ll will be responsible for managing the upkeep of our Highrise residential tower and providing assistance with lease assignments and more.

What you will do:
- Responsible for assisting with the daily management of a hi-rise residential tower consisting of 900 units.
- Review and approve turnover proposals while ensuring contractor deadline date is before future move in and tracker is maintained. Follow-up on pending items in daily briefings
- Submit and review required type forms needed in marketing, capital request and reasonable accommodation request.
- Manage and process lease break, sublet, and lease assignments.
- Manage 2 direct reports and support their continued growth and development.
- Partner with the Technology team in the assessment of new systems to make sure they are right for the business, while representing key stakeholders to ensure their needs are met and the new systems will have a positive impact on the operation.
- Ensure 100% compliance with all federal, state, and local laws. Partner with the compliance and legal team to ensure compliance and mitigate risk in all situations.
- Coordinating and scheduling for all projects and local laws.
- Handle escalated resident concerns, mediate disputes, and ensure that tenants are experiencing a great place to live.
- Write, prepare, and distribute notices of project updates, repair schedule and other correspondences relating to building changes, updates, or property information.
- Maintain the accuracy of the building and resident files and documents to ensure accurate records are kept and assist with any legal proceedings.
- Serve as the main point of contact between residents & management
- Foster a sense of community, and assist and join in resident events
- Prepare, gather information, photos and documentation with RM regarding incidents and update GM regularly
What you should have:
- 3-5 years of experience in residential property management.
- Exceptional communication skills, written and verbal with the ability to clearly articulate messages to an array of audiences.
- The ability to connect with others to keep the team aligned and focused.
- An analytical ability to collect and use information to solve complex problems.
- Working knowledge of Yardi, Building Link, and Microsoft applications.
- Incredibly organized and flexible with change.
- High energy and ability to handle day-to-day tasks under pressure and stressful situations
- The discipline and willingness to do what needs to be done.
- A love for doing what others won’t and solving difficult problems.
- A desire to grow and take on ever increasing responsibility.
What we offer:

Base Salary: $90,000 – $110,000 annually
Exact compensation may vary based on skills, experience & location.
