Job summary

Qualifications

  • 2 years full-time experience as Community Manager/Property Manager with customer service and contract management.
  • Experience with HOA governing documents and enforcement.
  • Valid Driver's License.

Responsibilities

  • Read and interpret governing documents (CC&Rs, Master Deed, Bylaws, Rules).
  • Interact with homeowners, boards, vendors, and service providers to maintain high-quality service.
  • Prepare and disseminate communications to owners via newsletters, emails and the web.
  • Solicit, negotiate, and manage contracts with vendors/service providers.
  • Prepare bid specs and work orders; budget and plan events with Board approval.
  • Review monthly financial reports and resolve discrepancies with accounting.
  • Prepare annual budgets and present to the Board; obtain data from vendors.
  • Review, code and approve association invoices.
  • Schedule and facilitate Board meetings and special meetings per policy and Michigan law.

Founded in 1990, AAM has been a trusted leader in professional HOA management for over 36 years, managing diverse communities including master-planned, single-family, condominium, active adult, and urban properties. In this role, you will oversee a portfolio of HOA communities, blending strategic thinking with hands-on problem-solving. You’ll apply financial, contract, and compliance expertise while building strong relationships with homeowners, boards, vendors, and service partners through clear communication and confident leadership.

Primarily responsible for providing community management and effective customer service to designated communities/homeowners through in-depth knowledge of Covenants, Conditions & Restrictions (CC&Rs) and management contracts.

Position Responsibilities:
  • Read, review, and have a strong understanding and knowledge of Association governing documents, including but not limited to CC&Rs, Master Deed, Bylaws, Rules and Regulations, Design Guidelines as well as federal statutes relating to Associations; Partners with AAM's Management Team to ensure compliance.
  • Interact with homeowners, vendors, and service providers on a frequent basis to promote and maintain high quality customer service in both the Association and AAM.
  • Research, create and disseminate communications to owners via newsletters, emails and the web regarding Association activities and policies.
  • Solicit, negotiate, and execute contracts for Association vendors and service providers.
  • Prepare and submit bid specs and work orders to vendors/service providers, as appropriate.
  • Plan, budget, advertise, execute, and attend Association events with Boards/Committees approval.
  • Develop and implement policies and carry out tasks assigned by the Board of Directors and AAM.
  • Review, analyze, and present monthly management/financial reports to appropriate parties; identify, and work with accounting to resolve, any discrepancies in reports.
  • Research, prepare and provide annual budgets to the Board of Directors; work with vendors and other Association service providers to obtain accurate budget data.
  • Review, modify, code, and approve Association invoices.
  • Schedule, organize and facilitate annual Board of Directors meetings and other special meetings by providing leadership and professional guidance as required by Association policy and Michigan law.
  • Perform other duties as directed.

Physical Demands & Work Environment:
  • Sitting in an office setting utilizing a computer and other office equipment.
  • May be required to lift boxes, fill paper trays, and other minor physical office related tasks.
  • Utilizing personal automobile for commuting to and from assigned communities.
  • Walking and/or driving throughout communities to inspect common areas and other job responsibilities per the management contract.
  • Sitting and standing for moderate periods of time.

2 years:

2 years: Full time, paid, professional experience, a Community Manager/Property Manager encompassing all of the following: Customer service experience with strong emphasis on problem-solving, seeking harmony and defusing conflict. Experience working with HOA's or other entities that involved knowledge and enforcement of Governing Documents. Contract administration. Vendor management. Meeting facilitation with boards of directors and/or business partners. Valid Driver's License.
