Havenpark Communities is seeking a Community Manager to lead operations for a 286-home community. You will manage the budget, leasing, collections, and vendor relationships, driving the resident experience and occupancy.
You will oversee a small on-site team and shape the daily life of families who call the community home. This role blends financial management with people leadership, requires strong decision-making, and offers a path to growth within Havenpark’s expanding portfolio of
Havenpark Communities was founded on the mission of creating caring communities for both our residents and employees. Havenpark has a portfolio of 100+ communities and more than 30,000 homesites across the U.S. We are experiencing intentional, rapid growth by continuously acquiring communities.
At Havenpark Communities, our mission is to make caring communities attainable for responsible residents across America. We acquire, improve, and operate manufactured home communities. You may be asking yourself - what makes us different? It is our culture. Our unique culture is fun, rewarding, and inclusive of all. Our five core values guide our everyday behavior: Respect, Grit, Collaboration, Stewardship, and Boldness.
This role is closer to running a small business than to managing a property. You will lead a small on-site team and run the full operation of a community of 286 homes: the budget, collections, leasing and occupancy, vendor relationships, and the daily experience of the families who live there. You will have real decision-making authority; you will own the results, and you can tell how you are doing just by driving through the community.
Havenpark Communities owns and operates more than 100 manufactured home communities and 30,000+ homesites across the United States. Our mission is to make caring communities attainable for responsible residents, and no role matters more to that mission than the Community Manager. Our values are Respect, Grit, Collaboration, Stewardship, and Boldness, and no role in the company puts them to work more than this one.
The role blends financial management with people leadership. You will manage collections, including the difficult conversations that come with them, handled respectfully and in full compliance with the law. You will drive occupancy and leasing, and you will oversee the resident home-sale process - when residents sell their own homes, you approve the incoming applicant, which makes you a gatekeeper for who joins the community. At Selling Community Manager communities, you will also personally sell a limited number of homes and earn commission on each sale. You will manage contractors for landscaping, maintenance, and home rehabs, and set the standard for quality. You will lead a small team through busy seasons and slow ones. And you will be the person residents actually know - the one they come to when they are moving in, and the one they come to when they are having a hard month.
Our hiring process includes two Zoom conversations, typically completed within two weeks of applying.
This is a demanding job, and we would rather describe that clearly now than surprise you later. You will have difficult conversations about money, sometimes with people in genuinely hard circumstances. Evictions - pursued rarely, lawfully, and with dignity - are part of the role, and they are never easy. The community does not fully pause on weekends, and neither will your sense of responsibility for it. Most departures from this role happen in the first six months, usually because the demands were a surprise. We would rather you weigh them now. If this description reads to you as a challenge worth taking, we want to meet you.
Our Community Managers come from a range of backgrounds: property management, sales, the trades, retail and restaurant leadership, small business ownership, and the military. Common threads among them:
Property management experience is welcome but not required. A college degree is not required.
At Havenpark, we believe that a great community starts with great leadership. As a Community Manager, you won’t just oversee operations — you’ll shape the daily lives of hundreds of families and build a team culture that people are proud to be part of.
We offer our employees a golden work experience, including a competitive salary, comprehensive health benefits, generous PTO, paid holidays, a 401(k) with a 6% company match, and above all, infinite opportunities to learn, develop, and sharpen their skills. Come be a part of a company that knows what it means to succeed as a team.
