Job summary

Omninet Capital, LLC is seeking a Community Manager to lead Madison Plaza in Kent, WA, driving resident experience, operations, leasing, and financial performance.

Qualifications

  • Seven or more years of progressive multifamily property-management experience.
  • Experience managing a high-quality multifamily community strongly preferred.
  • Proven success leading teams and driving occupancy, resident satisfaction, and financial performance.
  • Strong financial acumen, including budgeting, forecasting, and variance analysis.
  • Strong customer-service orientation with excellent judgment and problem-solving skills.
  • Excellent communication, organization, and leadership skills.
  • Proficiency with Yardi, Microsoft Office, and Excel.
  • Knowledge of Fair Housing and multifamily housing regulations.
  • Bachelor’s degree preferred; Spanish fluency is a plus.

Responsibilities

  • Lead day-to-day property operations, including resident relations, maintenance, vendors, inspections, apartment turns, and property presentation.
  • Create a welcoming, responsive environment and ensure resident concerns are handled promptly and professionally.
  • Maintain high standards throughout apartment homes, amenities, common areas, and exterior spaces.
  • Partner closely with maintenance to ensure work orders, preventive maintenance, repairs, and turns are completed efficiently.
  • Ensure compliance with company policies, lease requirements, Fair Housing regulations, and applicable laws.
  • Drive occupancy, leasing, renewals, resident retention, and overall revenue performance.
  • Monitor traffic, conversion, pricing, concessions, delinquency, and competitive market conditions.
  • Coach the onsite team to deliver a strong leasing experience and consistently follow through with prospective residents.
  • Maintain accurate leases, resident files, rent rolls, notices, and property information in Yardi.
  • Develop resident engagement and retention initiatives that strengthen the community.
  • Develop and manage annual operating and capital budgets.
  • Review financial statements, forecasts, accruals, and monthly variances and take corrective action as needed.
  • Monitor operating expenses, controllable costs, vendor spending, and overall property performance.
  • Partner with Property Accounting to ensure accurate reporting, reconciliations, resident ledgers, and operating statements.
  • Identify opportunities to increase revenue, control expenses, and improve overall property performance.
  • Recruit, coach, develop, and lead a high-performing onsite team.
  • Establish clear expectations and accountability for service, leasing performance, professionalism, and follow-through.
  • Oversee staffing, scheduling, training, performance evaluations, and corrective action.
  • Build strong collaboration across leasing, management, maintenance, and vendor teams.

About the Role

We are seeking an experienced Community Manager to lead Madison Plaza. This is a hands-on leadership role for someone who can create a strong resident experience while driving operational, leasing, and financial performance.

The Community Manager will lead the onsite team, oversee all aspects of the property, and take ownership of the community’s overall performance.

Resident Experience & Property Operations

Compensation Range: $80,000 - $90,000
