Job summary

GL Homes is seeking a Landscape Manager to oversee landscape installation and ongoing maintenance across residential communities throughout the development process, from model openings to turnover. You will supervise landscape contractors, irrigation systems, and community enhancements to ensure quality that reflects the GL Homes brand.

You will partner with Development, Construction, Warranty and HOA teams, review plans, manage budgets, and ensure compliance with Florida regulations and HOA

Qualifications

• Bachelor’s degree preferred; equivalent experience considered.
• Minimum 5 years landscape management experience in residential homebuilding/land development.

Responsibilities

• Oversee landscape installation and maintenance for residential communities, model parks, entry features, amenities, and common areas.
• Manage landscape contractors to meet schedules, budgets, and quality standards.
• Conduct routine inspections of communities for landscape quality, irrigation performance, drainage, and curb appeal.
• Coordinate installations for new community phases, model openings, and amenity centers.
• Review landscape and irrigation plans for accuracy and constructability.
• Monitor irrigation system repairs, adjustments, and maintenance.
• Partner with Development, Construction, Warranty and HOA teams to resolve landscape issues and ensure timely completion of improvements.
• Manage contractor schedules, performance, and contract compliance.
• Review and approve invoices, monitor budgets, and identify cost-saving opportunities while maintaining quality.
• Coordinate replacement of trees, shrubs, sod, and other landscape materials.
• Ensure compliance with local/state regulations, including environmental and irrigation requirements.
• Assist with HOA turnover to ensure landscape areas meet company standards.
• Respond to landscape concerns from internal departments and residents; maintain contractor records and inspection reports.

Skills

Experience with multiple communities

Florida irrigation systems knowledge

Read landscape/irrigation/civil plans

Valid Florida driver’s license

Residential homebuilder/land developer

HOA turnover processes

Florida-friendly landscaping & permits

Education

Bachelor’s degree in Landscape Architecture, Horticulture, Construction Management or related field

Equivalent experience considered
