Gaines Investment Trust is seeking a Groundskeeper for Prairie Commons Apartments in Lawrence, KS. This entry-level position focuses on keeping outdoor spaces clean, attractive, and well-maintained, with hands-on duties across common areas and grounds.

You will work with the maintenance team to support projects, assist with apartment turns, and ensure residents and visitors enjoy a welcoming community environment.

Qualifications

• You don't need prior apartment maintenance or property management experience for this entry-level Groundskeeper role.
• A strong work ethic, dependability, and willingness to learn are valued assets.
• Ability to work independently and as part of a friendly team is encouraged.

Responsibilities

• Maintain cleanliness and appearance of community grounds and common areas.
• Pick up litter and debris across the property.
• Keep sidewalks, parking areas, breezeways, and exterior spaces clean.
• Assist with basic landscaping and grounds maintenance.
• Maintain common areas, pools, and recreational spaces.
• Assist maintenance team with projects and apartment turns as needed.
• Identify and report maintenance or safety concerns.

What Does a Groundskeeper Do?

Groundskeepers play an important role in keeping our apartment communities clean, attractive, and welcoming for residents, prospective residents, and visitors. This is a hands‑on position for someone who takes pride in maintaining the appearance of the community and enjoys staying active throughout the workday.

Responsibilities may include:

• Maintaining the cleanliness and overall appearance of community grounds and common areas
• Picking up litter and debris throughout the property
• Keeping sidewalks, parking areas, breezeways, and other exterior areas clean
• Assisting with basic landscaping and grounds maintenance
• Maintaining pool and recreational areas
• Cleaning and preparing common areas for residents and prospective residents
• Assisting the maintenance team with projects and apartment turns as needed
• Identifying and reporting maintenance or safety concerns
• Helping ensure the community remains clean, attractive, and well‑maintained
• Performing physically active work outdoors in varying weather conditions

What We Look For

You don't need previous apartment maintenance or property management experience to be considered for an entry‑level Groundskeeper opportunity.
