Job summary

The Construction Association of Michigan seeks a qualified inspector to review plans for rehabilitation, acquisition, demolition, and new construction, ensuring compliance with city ordinances and program regulations. You will inspect ongoing projects, assist contractors and homeowners, and help determine cost feasibility.

Responsibilities include reviewing bids, contracts, and invoices, mediating disputes, and maintaining thorough inspection records.

Qualifications

  • Considerable knowledge of practices related to construction methods, techniques and materials.
  • Considerable knowledge of and ability to interpret City building ordinances.
  • Ability to analyze structural designs to determine structural safety.
  • Ability to detect structural and other faults and to determine quality of workmanship.
  • Considerable knowledge of and ability to prepare, understand and work with specifications, blueprints and drawings.
  • Ability to prepare comprehensive reports in connection with inspections, complaints and violations of ordinances, project status and program policies.
  • Considerable knowledge of materials, tools, methods and techniques used in building construction work.
  • Considerable knowledge of possible dangers and hazards arising from faulty construction work.
  • Ability to understand and carry out complex oral and written instructions.
  • Ability to establish and maintain satisfactory working relationships with the public and other employees.

Responsibilities

  • Evaluate properties proposed for rehabilitation, acquisition, demolition, or new construction to determine if the proposed activity meets program requirements and if the proposed activity is economically feasible to complete.
  • Prepare plans and specifications for proposed rehabilitation/alterations, to assure compliance with ordinances and program regulations.
  • Inspect Community Development projects in progress and upon completion to assure compliance with ordinances and quality of work and materials.
  • Provide information and assistance to contractors, homeowners and developers regarding specific projects and general program activities.
  • Review bids, quotes, contracts, loans and grants and make recommendations regarding cost reasonableness.
  • Review invoices regarding release of payment.
  • Mediate disputes including arbitrating questions regarding quality, quantity, and price of materials and labor.
  • Maintain records and prepare detailed reports regarding inspections, complaints, violations and project status.
  • Work in cooperation with Heating, Electrical, Plumbing, Zoning and Fire Inspectors.
  • Perform related work as assigned.
