Job summary

RealManage is hiring a Community Association Manager (CAM) to lead day-to-day operations for a portfolio of communities in Houston. You will work with the DCAM and boards to ensure timely, professional service in line with company standards.

You will build relationships with homeowners, board members, and vendors, delivering excellent service and guidance on governance, budgets, and operations.

Qualifications

  • CMCA certification or state equivalent is desirable.
  • Must have a valid driver’s license.
  • 2–3 years of property/community management experience.
  • Proven leadership and team management abilities.

Responsibilities

  • Communicate updates to residents and boards clearly and promptly.
  • Oversee daily operations of multiple associations and advise Boards.

About the Role

TheCommunity Association Manager (CAM) is the key ambassador and face of RealManage, responsible for leading the day-to-day operations of a portfolio of community associations. In this vital role, the CAM ensures professional, timely, and top-tier service that aligns with RealManage values, service level agreements, and guiding principles.

You’ll work closely with the Director of Community Association Management (DCAM) and Boards of Directors to support smooth community operations, resolve issues efficiently, promote community harmony, and enhance the overall value and experience of each community.

By building strong, positive relationships with homeowners, board members, and vendors, you will play a critical role in delivering exceptional customer satisfaction and fostering vibrant, well-managed communities.

Essential Duties and Responsibilities
COMMUNICATION & CUSTOMER SERVICE
  • Respond promptly to all emails and calls - within 24 hours - while upholding RealManage guiding principles.
  • Build strong relationships with residents, promote clear communication, and foster a collaborative community culture.
  • Provide consistent updates on community matters, including collections, compliance, service requests, and work orders.
  • Address escalated homeowner concerns professionally and effectively.
BOARD RELATIONS & COMMUNITY LEADERSHIP
  • Oversee the daily operations of a portfolio of community associations, providing strategic and operational guidance to Boards of Directors.
  • Serve as a trusted advisor to Boards, assisting with contractor selection, insurance coordination, and long-term planning.
  • Develop and execute strategic plans to enhance services, amenities, and operational efficiency.
  • Prepare for and conduct Board and Annual Meetings, including producing monthly management reports with actionable insights.
  • Present clear, timely financial and operational reports to Boards and stakeholders.
FINANCIAL MANAGEMENT
  • Prepare and manage annual budgets for multiple communities, ensuring accuracy and alignment with Board objectives.
  • Collaborate with accounting on financial performance, including invoice processing, cash flow management, and variance analysis.
  • Review, approve, and oversee vendor payments in coordination with community budgets.
  • Monitor collections and accounts receivable, initiating legal actions when necessary to protect association interests.
VENDOR & PROJECT MANAGEMENT
  • Manage vendor relationships, including bidding, contract negotiation, oversight, and issue resolution.
  • Oversee community projects, including repairs, maintenance, and improvements, ensuring quality, timeliness, and budget adherence.
  • Proactively identify opportunities for service and operational improvement.
COMPLIANCE & RISK MANAGEMENT
  • Ensure full compliance with governing documents, legal regulations, and industry standards.
  • Implement risk management strategies and maintain proper insurance coverage; manage claims through resolution.
  • Analyze and navigate complex issues using sound judgment and effective problem-solving skills.
TEAM LEADERSHIP & DEVELOPMENT
  • Lead, mentor, and support staff to foster professional growth and high performance.
  • Participate in required team and training meetings to remain informed and up to date.
PROFESSIONAL STANDARDS & ACCOUNTABILITY
  • Conduct all duties with the highest level of personal, professional, and ethical integrity.
  • Demonstrate sound judgment, accountability, and professionalism in carrying out responsibilities.

Qualifications
  • CMCA or state equivalent certifications desired.
  • Must have a valid driver's license.
  • Minimum 2 to 3 years in property management / community management experience, in addition to other professional work experiences that demonstrate leadership capabilities.
  • Proven ability to effectively manage and lead a team.
  • Experienced in managing complex developer portfolios and relationships.
  • Strong understanding of community association business and financial statements.
  • Excellent organizational, time management, and communication skills.
  • High integrity, honesty, professionalism, and customer service orientation.
  • Excellent verbal and written communication skills, with the ability to effectively engage with both internal and external customers.
  • Proficiency in MS Office applications (Word, Excel, and Outlook).
Physical Requirements
  • Ability to stand and walk for extended periods throughout the workday.
  • Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
  • Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
  • Manual dexterity to operate tools, equipment, and machinery safely.
  • Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
  • Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
  • Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
  • Ability to wear and use appropriate personal protective equipment (PPE).
  • Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.
