Job summary

A mission-driven building solutions company in Seattle is seeking a Commissioning Project Manager to oversee construction projects ensuring energy efficiency and operations meet client needs. You will coordinate multidisciplinary teams, conduct design reviews, and support building operators for successful transitions. Candidates should have a relevant degree, at least five years in the building industry, and strong project management skills. Ecotope is looking for a creative, motivated, and organized Commissioning Project Manager to ensure delivered construction projects meet the operational needs of the building owners.

We are a mission-driven company dedicated to transforming the building industry away from the use of fossil fuels to highly efficient all-electric systems. Our work at Ecotope focuses on three responses that the building industry needs to make to the climate crisis:

  • Electrify Buildings: Stop burning fossil fuels in our buildings and transition to highly efficient heat pump systems and other electric technologies.
  • Efficiency is Energy: Work towards driving down the energy use in buildings to free up grid capacity for electric vehicles and future development.
  • When Matters: As our grid transitions to reliance on solar and wind generation, we strive to develop the technology to shift our energy use away from peak demand periods and into times of the day with plentiful solar energy.

Responsibilities
  • Assist project stakeholders to identify quantitative project goals.
  • Coordinate with project team members (owners, design teams, contracting teams). Lead commissioning coordination meetings.
  • Perform design and submittal reviews to ensure proposed systems and equipment can meet the owner’s requirements.
  • Develop commissioning plans for projects including pre-functional checklists and functional performance test procedures.
  • Conduct field verification of equipment installation.
  • Direct contracting teams to perform functional performance testing of systems and equipment. Witness and verify testing.
  • Collaborate with construction project teams to resolve issues.
  • Support building operators to ensure a smooth transition from construction to occupancy and operations.
  • Develop both task-level reports and project-level summary reports.
  • Work with prospective clients to determine the appropriate project commissioning scope. Develop commissioning project cost proposals.
  • Assist with business development efforts. Advocate for Ecotope at professional events.
  • Mentor junior commissioning and engineering staff members.
  • Contribute to internal continuous improvement efforts.
Key Abilities / Attributes
  • Desire to take ownership of all aspects of commissioning project delivery including scope, budget, schedule, and quality of deliverables.
  • Capacity to break down problems using a first principles approach (physics, heat transfer, thermodynamics).
  • Employ effective and respectful communication across disciplines – engineers, developers, owners, architects, engineers, contractors, equipment vendors, etc.
  • Ability to communicate across multiple levels within the company to identify staffing needs and coordinate matching personnel.
Major Challenges
  • Develop simple solutions to complex challenges that multiple parties with different motivations can all agree upon.
  • Manage projects from a wide variety of building end uses (e.g., multifamily, education, office, municipal, etc.).
  • Provide project deliverables on-time and within budget while fostering strong client relationships.
  • Education and Experience: Bachelor’s degree in engineering, construction science, construction management, or architecture plus a minimum of five years of experience in the building industry. Additional industry experience may be considered in lieu of a bachelor’s degree.
  • Construction field experience (e.g., building commissioning, building surveys/audits, and/or construction administration).
  • Professional certification in the field of building commissioning (CCP, CxA, or BCxP).
  • Project management experience that includes scheduling, budgeting, resource planning, and client engagement.
  • Excellent oral and written communication skills.
  • Ability to engage in travel. Most site work is expected to occur within a two-hour radius of the Seattle/Tacoma metropolitan area. Occasional out-of-state travel may be necessary for short durations.
  • Ability to lift and carry equipment weighing up to 25 pounds.
  • Ability to work on your feet for long periods of time (up to four hours at a time).
Qualifications and Experience (Helpful)
  • Experience with green building rating systems (e.g., LEED, ESDS, LBC, Phius).
  • Experience with Seattle and Washington state building efficiency programs including Washington state Clean Buildings Performance Standard (CBPS), and/or Seattle Building Emissions Performance Standard (BEPS).
  • Experience with commercial building energy audits (ASHRAE Level 2, and 3 audits).
  • Proficiency with Bluebeam Revu.
  • Professional Engineering (PE) license.
Work Arrangement
  • This position is not remote. There is an expectation of 3 days a week minimum in office.
