Job summary

Class Valuation, LLC is hiring a Commercial Staff Appraiser in Chicago, IL. You will prepare credible commercial real estate appraisals and related products across office, retail, industrial, and more, following USPAP and client specifications.

You will manage engagements from scope through final delivery, perform market and property research, and communicate findings professionally with clients and internal staff.

Qualifications

  • Bachelor's degree in real estate, finance, accounting, economics, business, construction, urban planning, or related field
  • MAI designation or progress toward MAI designation is a plus
  • Experience in appraisal management, financial institutions, national appraisal firms, or regulated lending environments
  • 3–5 years of commercial real estate appraisal experience across various property types
  • Knowledge of USPAP, commercial appraisal methodology, and independence requirements
  • Proficiency with Microsoft 365 and appraisal/mapping/public-record/market-data platforms
  • Strong analytical, research, mathematical, writing, proofreading, organizational, and time-management skills
  • Ability to interpret leases, financial statements, legal descriptions, surveys, zoning, and market data
  • Ability to communicate complex valuation matters clearly to technical and nontechnical audiences
  • MAI designation or progress toward MAI is a plus

Responsibilities

  • Prepare narrative and form-based appraisals of commercial real estate (office, retail, industrial, multifamily, etc.)
  • Review engagement terms, identify client/users, scope of work
  • Inspect properties and document physical/economic/location factors
  • Research and verify comparable sales, leases, operating expenses, cap rates, market trends
  • Develop and reconcile valuation approaches with supported conclusions
  • Analyze leases, rent rolls, operating statements, budgets, tax records
  • Produce USPAP-compliant appraisal reports meeting standards
  • Respond to review questions and maintain independence
  • Manage deadlines and maintain organized work files
  • Protect confidential information and comply with laws and policies
  • Perform related duties as needed

The Commercial Staff Appraiser prepares credible, well-supported commercial real estate appraisals and related valuation products in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP), applicable federal and state laws, client requirements, and company policies. The position manages assigned valuation engagements from initial scope review through final delivery, performs market and property research, applies appropriate valuation methodologies, and communicates professionally with clients, property contacts, appraisal reviewers, and internal operations staff. The appraiser must maintain independence, objectivity, confidentiality, and sound professional judgment at all times.

Duties and Responsibilities
  • Prepare narrative and form-based appraisals of commercial real estate, which may include office, retail, industrial, multifamily, mixed-use, land, special-purpose, and other income-producing properties.
  • Review engagement terms and available property information; identify the client, intended users, intended use, effective date, relevant property characteristics, assignment conditions, and the appropriate scope of work.
  • Inspect subject properties when required and document physical, economic, locational, zoning, environmental, and market factors affecting value.
  • Research and verify comparable sales, leases, operating expenses, capitalization rates, market trends, and other relevant data using reliable public and subscription-based sources.
  • Develop and reconcile applicable valuation approaches, including the sales comparison, income capitalization, and cost approaches, with clear support for assumptions and conclusions.
  • Analyze leases, rent rolls, operating statements, budgets, tax records, purchase agreements, development costs, zoning information, and other property-level documents.
  • Produce clear, accurate, internally consistent appraisal reports that meet USPAP reporting requirements, client specifications, and applicable regulatory standards.
  • Respond promptly and professionally to appraisal review questions, revision requests, and requests for clarification while preserving appraiser independence and assignment integrity.
  • Manage assigned deadlines and workload; provide timely status updates and promptly elevate access problems, data gaps, conflicts, scope changes, or delivery risks.
  • Maintain complete and organized work files sufficient to support analyses, opinions, and conclusions for the applicable retention period.
  • Protect confidential information and personally identifiable information in accordance with law, contract requirements, and company information-security policies.
  • Perform other related duties consistent with the position’s professional scope and qualifications.
Education, Qualifications, and Experience
  • Bachelor's degree in real estate, finance, accounting, economics, business, construction, urban planning, or a related field; equivalent relevant experience may be considered where permitted.
  • Current Certified General Real Property Appraiser credential in the state(s) where assignments are performed, in good standing and without undisclosed disciplinary restrictions.
  • Experience working within an appraisal management company, financial institution, national appraisal firm, or regulated lending environment.
  • Three to five years of progressively responsible commercial real estate appraisal experience appraising a broad range of commercial property types and complex ownership or lease structures.
  • Demonstrated knowledge of USPAP, commercial appraisal methodology, and applicable appraisal independence requirements.
  • Proficiency with Microsoft 365 and commercial appraisal, mapping, public-record, and market-data platforms.
  • Strong analytical, research, mathematical, writing, proofreading, organizational, and time-management skills.
  • Ability to interpret leases, financial statements, legal descriptions, surveys, zoning materials, construction information, and market data.
  • Ability to communicate complex valuation matters clearly and professionally to technical and nontechnical audiences.
  • MAI designation or active progress toward an MAI designation a plus.
