Job summary

Lee & Associates Commercial Real Estate Services is seeking a Property Manager to oversee a portfolio of commercial properties in the Triangle region of North Carolina. You will partner with the SVP of Property Management to handle operations, budgets, and CAPEX, while maintaining exceptional tenant and client relations.

Qualifications

• Produces well-written reports, business correspondence, and SOPs.
• Effectively presents information and responds to questions from clients, tenants, coworkers, vendors, and the public.
• Reads, analyzes, and interprets legal documents (leases, liens, etc.).
• Analyzes, interprets, and explains financial statements and variances.
• Forecasts and prepares annual budgets and expense reconciliations.
• Manages a team of professionals and vendors.
• Experience with Yardi software preferred.

Responsibilities

• Respond to tenant needs and coordinate with staff to resolve problems.
• Anticipate and respond to owner’s needs and concerns.
• Provide and foster positive relationships with tenants, external clients, and internal clients.
• Develop operating and capital budgets, track variances, oversee CAM reconciliations, and ensure smooth recovery processes.
• Review and distribute monthly/quarterly financial and expense variance reports.
• Maintain contact with third-party owners and accounting teams for contract compliance and timely reporting.
• Review and approve accounts payable with correct GL coding and allocations.
• Monitor accounts receivable and ensure timely rent collection per lease terms; coordinate defaults.
• Assist SVP of Property Management in supervising, hiring, and training management and maintenance staff.
• Research, bid, and supervise contracts and third-party vendor services.
• Perform regular inspections of portfolio and coordinate with maintenance to resolve issues.
• Coordinate and oversee tenant/building construction work to ensure timely completion.
• Respond to emergencies and participate in after-hours on-call rotation.
• Participate in leasing and client meetings to align goals across teams.
