Job summary

Healthpeak Properties, Inc. is seeking a Portfolio Property Manager to lead a team responsible for healthcare property operations, tenant relations, and financial performance across our Chicago-area portfolio.

You will manage annual budgets, capital planning, and tenant outreach while ensuring compliance and superior service. On-site five days weekly with up to 30% travel within the Chicagoland area.

Qualifications

• Minimum of 5 years of experience in commercial real estate property management.
• Healthcare property management experience strongly preferred.
• 2+ years of experience managing a diverse team of property management professionals.
• Experience in the analysis of operational and financial data.
• Bachelor’s degree in Marketing, Business, Real Estate, Finance, and/or Accounting preferred.
• Excellent written and verbal communication skills.

Responsibilities

• Develop and maintain strong relationships with healthcare partners, building owners, and key decision-makers, while ensuring team members do the same to deliver best-in-class customer service aligned with Healthpeak's core values (W.E. CARE).
• Conduct annual performance evaluations and oversee day-to-day team management, including coaching, development, and other HR functions as assigned.
• Oversee coordination and implementation of property-specific tenant outreach programs.
• Ensure that you and your team members address tenant concerns quickly, professionally, and economically.
• Schedule regular meetings, monthly at a minimum, with team members, maintenance, and vendors to review property operations.
• Schedule regular meetings with tenants to review property operations.
• Coordinate annual tenant survey process, including annual action plan implementation.
• Create detailed operating expense budgets for each building entity on an annual basis.
• Analyze property financials, including cash flow and monthly variances, and take ownership of operational and financial performance across the portfolio.
• Provide recommendations for a 5-year capital plan; gather proposals and pricing for the recommended items annually for capital budgeting purposes.
• Oversee or support capital projects and tenant improvement projects, depending on scope and complexity.
• Assist accounting with CAM estimates and reconciliation reviews on an annual basis.
• Coordinate all phases of the pre- and post-move-in process.
• Ensure operational compliance (i.e., vendor contract reviews, insurance certificate compliance, tenant contact audit, etc.).
• Regularly review receivable reports, follow up on delinquent payments, and recommend legal action when necessary.
• Tour vacant space regularly and support leasing efforts.
• Assist with acquisitions and dispositions, as required.
• Support and adhere to Healthpeak's corporate compliance policies and procedures.
• Performs other duties as assigned by the Regional Property Manager.
• On-site attendance at a company office or portfolio property is an essential function of the job, five (5) days per week.
• Ability to travel within the Chicagoland Area – 30%.
