EMCOR Facilities Services, Inc. is seeking a versatile maintenance technician to deliver reliable service across multiple client sites in the Cypress, TX area.

You will perform preventive, corrective, and predictive maintenance, using carpentry, plumbing, electrical, HVAC, and painting skills to keep facilities in prime condition. Travel to customer sites is expected with a company vehicle and tools supplied.

Qualifications

  • Two to five years of general maintenance experience, including minor electrical, plumbing, and carpentry.
  • Ability to read and understand safety policies and procedures.
  • Must possess a valid driver’s license in good standing.

Responsibilities

  • Completes preventative maintenance and repairs per work orders, following company procedures and safety guidelines.
  • Performs minor plumbing maintenance, including unclogging toilets and urinals and replacing fixtures.
  • Conducts routine painting, carpentry, and general maintenance to keep facilities in like-new condition.
  • Repairs and maintains walls, floors, doors, and performs touch-ups to improve facility appearance.
  • Performs minor electrical maintenance within state law requirements, such as repairing fixtures and switches.
  • Completes service and asset inspections as needed.
  • Provides estimates for larger projects and services needed by onsite customers.

Job Summary

Responsible for delivering effective, efficient, and timely delivery of the Company’s line of services to multiple customers within an assigned geographic territory. Is provided a company vehicle and tools and travels to a variety of customer sites to maintain commercial properties. Performs preventaty, corrective and predictive maintenance, troubleshooting and general service of buildings, equipment and grounds. Conducts “face to face” relationship with Customers to provide quality workmanship and high work standards to maintain a professional working environment. Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, and additional skills as needed to solve maintenance problems.

Essential Duties & Responsibilities
Responsibilities
  • Completes preventative maintenance and repairs per work order requirements, following company procedures, regulatory standards, and safety guidelines.
  • Performs minor plumbing maintenance on existing systems, including unclogging toilets and urinals, replacing valve assemblies and faucet fixtures, and maintaining sensors for automatic flush kits.
  • Conducts routine painting, carpentry, and general maintenance to keep facilities in like-new condition (e.g., repairing drywall, prepping surfaces, and matching paint).
  • Repairs and maintains walls, floors, doors, and performs touch-up work to enhance facility appearance.
  • Performs minor electrical maintenance within state law requirements, such as repairing or replacing fixtures, switches, outlets, light bulbs, ballasts, and sockets.
  • Completes service and asset inspections as needed.
Technology Use
  • Fully utilizes tablets and smartphones to:
  • Access and complete work orders with detailed service notes.
  • Create and submit service reports and quality inspection images.
  • Submit timesheets, expense reports, and purchase card logs.
  • Obtain necessary materials and supplies for tasks.
Customer Interaction
  • Creates a positive environment for clients, ensures customer satisfaction, and maintains consistent communication with both customers and internal teams.
Training & Compliance
  • Completes all required safety and compliance training and attends weekly safety meetings.
Project Support
  • Provides estimates for larger projects and services needed by onsite customers.
Additional Duties
  • Performs other duties as assigned by the Crew Lead, Maintenance Manager, or Site Manager to support team success.
Qualifications
Education
  • High school diploma or degree/certification, or equivalent professional experience in landscaping, trades (electrical, HVAC, plumbing, etc.), or specialty floor care preferred.
Business Experience
  • Two to five years of general maintenance experience, including minor electrical, plumbing, and carpentry; or an equivalent combination of training, education, and experience.
  • Demonstrated ability to perform duties and responsibilities as described, with related work experience in one or more building trades.
  • Background in commercial services is highly preferred.
Licenses/Certifications
  • Must possess applicable certifications, licenses, and a valid driver’s license in good standing.
Language Skills
  • Ability to read and comprehend instructions, including safety policies, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Must be able to send/receive emails and manage an email inbox.
  • Must be able to operate the work order system.
Technical Qualifications & Skills
  • Ability to complete assigned work orders in a timely manner and communicate work order status via designated business processes.
  • Proficient in using handheld devices and business systems or document management software, including Microsoft Office and Outlook.
  • Comply with all applicable codes, regulations, governmental agency directives, and company policies related to building operations and work safety.
  • Perform day-to-day repairs, emergency, and preventive maintenance.
  • Maintain knowledge of and comply with OSHA standards and company safety policies.
  • Experience in installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems.
  • Daily local travel between properties is required.
Physical Demands

Regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl; and talk or hear. Frequently is required to climb or balance. Regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus

Work Environment

Regularly exposed to moving mechanical parts and risk of electrical shock. Occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration. The noise level in the work environment is considered normal. Required to drive a company vehicle daily. Work in an environment where the following safety equipment is needed; steel toe shoes, hearing protection, noise protection, hardhat, eye protection, hand protection, etc. Abide by OSHA guidelines including lock-out/tag-out and HAZCOM guidelines and all other Company and Customer driven safety initiatives. Hours of work are solely defined and governed by business volume and contract schedules. Ability to handle stressful situations and remain calm in the face of the customer.
