Job summary

The Wooten Company, LLC is seeking a Commercial Maintenance Technician to support multiple commercial locations with routine upkeep, repairs, seasonal work, and tenant turnover. You will travel between sites and coordinate with senior staff to ensure clean, safe, and professional environments for tenants and clients.

Responsibilities include building grounds maintenance, basic electrical and plumbing tasks, and make-ready preparations.

Qualifications

• Experience in general building maintenance, groundskeeping, or property turnover.
• Strong mechanical aptitude with knowledge of plumbing, electrical, carpentry and repair techniques.
• Excellent interpersonal and customer service skills when interacting with tenants, vendors, and staff.
• Strong organizational skills and ability to work independently without direct supervision.
• Valid driver’s license and transportation to travel between local property sites throughout the shift.
• Flexibility to handle seasonal duty shifts and outdoor physical work.

Responsibilities

• Inspect parking lots and property grounds; report hazards to management.
• Perform common area and breezeway upkeep, groundskeeping, and seasonal prep including snow/ice removal.
• Respond to day-to-day service requests and maintenance tickets.
• Assist senior maintenance staff and HVAC specialists on larger projects.
• Complete unit turnover (make-ready) processes for incoming tenants.
• Perform general repairs: painting, drywall patching, caulking, door hardware replacement.
• Conduct basic floor prep for vendor installations (carpet, vinyl, underlayment).
• Perform light electrical tasks (outlets, fixtures, emergency lighting).
• Handle basic plumbing tasks (clear clogs, toilet removal for installations).

Location: Multiple sites (travel required throughout the workday)

Position Overview: We are seeking a reliable, self-motivated, and detail-oriented Commercial Maintenance Technician to join our growing commercial management team. In this role, you will perform routine facility upkeep, general repairs, seasonal maintenance, and property turn-overs across multiple commercial locations. The ideal candidate is a proactive problem-solver with excellent communication skills, strong time management, and a commitment to maintaining clean, safe, and professional environments for our tenants and clients.

Key Responsibilities

General & Grounds Maintenance

• Perform routine inspections of parking lots, property grounds, lighting, and building exteriors; report major issues or safety hazards to upper management.
• Execute common area and breezeway upkeep, groundskeeping duties, and seasonal preparation, including prompt snow and ice removal.
• Respond efficiently to day-to-day service requests and maintenance tickets.
• Assist senior maintenance staff and HVAC specialists on complex or large-scale projects.

Unit Prep & General Repairs

• Complete the unit turn-over ("make-ready") process to prepare properties for incoming tenants.
• Perform general repairs, including interior painting, drywall patching, caulking, and door hardware/lock replacement.
• Conduct basic floor preparation for vendor installations (e.g., carpet, pad, and staple removal; vinyl scraping and underlayment removal).

Basic Electrical & Plumbing

• Perform light electrical work, including replacing outlet/switch plates, installing light fixtures and ceiling fans, and servicing emergency lighting/bulbs.
• Perform minor plumbing tasks, such as clearing clogged waste lines and temporarily pulling toilets for floor installations.

Qualifications & Requirements

• Proven experience in general building maintenance, groundskeeping, or property turnover.
• Strong mechanical aptitude with functional knowledge of basic plumbing, electrical, carpentry, and repair techniques.
• Excellent interpersonal and customer service skills when interacting with tenants, vendors, and staff.
• Strong organizational skills and the ability to work independently without direct supervision.
• Valid driver's license and dependable transportation to travel between local property sites throughout the shift.
• Flexibility to handle seasonal duty shifts and outdoor physical work.

Additional Information

• Compensation: Final pay structure and rate are determined by Senior Management based on experience and subject to operational requirements (position may be structured as hourly or salaried).
• Note: Duties, responsibilities, and position requirements may be modified as needed to suit business requirements.

Salary: $17.00 - $22.00 per hour
