WM. J. Lamar & Sons, Inc., a Rhode Island-based commercial mechanical contractor, seeks a dual-role Commercial HVAC Estimator / Project Manager to bridge pre-construction and field execution from bid takeoff to closeout.

You will estimate HVAC bids (ductwork, piping, VRF, rooftop units, chillers/boilers, controls) and manage projects with general contractors, engineers, and trade partners to deliver safe, on-time, and on-budget results in Rhode Island and Southern Massachusetts.

Qualifications

• 2–5+ years of hands-on experience in commercial HVAC estimating and/or mechanical project management.
• Strong understanding of mechanical blue prints, HVAC equipment and standards.
• Proficiency with digital project management platforms (Procore, MS Project, or Excel).

Responsabilités

• Perform accurate digital quantity takeoffs from plans and specs.
• Solicit and level subcontractor and vendor quotes.
• Identify scope gaps, risk factors and value engineering opportunities during bids.
• Prepare and present detailed bid proposals, budgets, and schedules to stakeholders.
• Manage HVAC installations from award to final sign-off.
• Oversee procurement, submittals, RFIs, and material deliveries.
• Track labor and material costs and project schedules; manage changes.
• Coordinate field operations with foremen, general contractors, and trade partners.
• Ensure compliance with RI codes, OSHA safety regulations, and project specs.

We specialize in design-build, plan-and-spec, and retrofits for commercial, institutional, and industrial facilities. We are seeking a dual-role Commercial HVAC Estimator / Project Manager who can bridge the gap between pre-construction and field execution — running projects from initial bid takeoff all the way to final closeout and commissioning.

Position Overview

In this dual role, you will be responsible for accurately estimating commercial HVAC bids (ductwork, piping, VRF, rooftop units, chillers/boilers, controls) and managing awarded projects through project completion. You will act as the single point of contact for general contractors, engineers, sub-contractors, and field crews to ensure projects are delivered safely, on schedule, and under budget.

Key Responsibilities

• Perform accurate digital quantity takeoffs (sheet metal, piping, equipment, insulation) from architectural/engineering plans and specs.
• Solicit and level subcontractor and vendor quotes (controls, TAB, rigging, electrical).
• Identify scope gaps, risk factors, value engineering opportunities, and constructability issues during the bid phase.
• Prepare and present detailed bid proposals, schedules of values, and budgets to general contractors or owners.

Project Management & Execution

• Manage commercial HVAC installations ($25K – $1M+ project values) from award to final sign-off.
• Oversee procurement, equipment buyouts, submittals, RFIs, and material deliveries.
• Track project labor, material costs, profitability, and project schedules; manage change orders promptly.
• Coordinate field operations with foremen, general contractors, site superintendents, and trade partners.
• Ensure compliance with local Rhode Island building codes, OSHA safety regulations, and project specifications.

Qualifications & Skills

• Experience: 2 to 5+ years of hands-on experience in commercial HVAC estimating and/or mechanical project management (preferred).
• Technical Knowledge: Strong understanding of mechanical blue prints, HVAC equipment (RTUs, VRF/VRV, chilled water/hydronics, air distribution, controls), and SMACNA/ASHRAE standards.
• Software Skills: Proficiency with digital project management platforms (Procore, MS Project, or Excel). (preferred)
• Licensing & Certifications:
• Valid driver’s license and clean driving record (required).
• OSHA 10 or 30 certification preferred.
• Trade licenses (e.g., RI Pipefitter / RI Refrigeration / MA Refrigeration /Sheet Metal Journeyman/Master license or Mechanical Contractor license) are a strong plus.
• Soft Skills: Excellent negotiation, budget management, clear communication, and time-management capabilities.
