What We Do

The primary responsibility is to fulfill Commercial Evaluation Reports requested through the system. Analysts will utilize algorithms and analyze results retrieved from commercial databases to search for comparable sales, analyze similar sales, and prepare comparisons using qualitative analysis to form an opinion of the market value of the property. Analysts have a solid understanding to complete a search for three comparable sales for the subject property, analyze various factors, and make recommendations/present conclusions. Assistance required from more experienced team members will vary depending on task complexity. Work is reviewed before being sent to the lender.

What You'll Do
  1. Analyze information on subject property physical characteristics provided by Assessor's websites/telephoning offices; input information into report electronically to determine errors and if additional information is needed.
  2. Conduct a search for comparable sales; using the Sales Comparison Approach, estimate market value for the subject property. May need assistance from senior analysts or leads.
  3. Analyze comparable data in addition to what is presented by the database (CoStar, Loopnet, etc.) including but not limited to; inappropriate deed types, non-arms-length transactions, multiple parcel sale transactions, and multiple use property types. Receives assistance from senior analysts or managers.
  4. Recommend adjustments for fields including condition, quality, age, effective age, LTB ratio, sale date, sale condition, etc. Typically requires assistance from leads for these adjustments.
  5. Recommend weighting of comparables in order for a value estimate to be sent to the reviewer for approval.
  6. With significant direction and assistance, complete an income approach and/or land evaluation.
What You'll Bring
  • Bachelor's Degree
  • Typically has 2-5 years of experience in real estate with a real estate/lender or appraisal firm
  • Understands fundamental concepts, practices, and procedures of commercial evaluation
  • Excellent verbal and written communication skills
  • Strong organizational skills with the ability to multi-task, prioritize and work under pressure
  • Excellent problem solving, independent decision making, and analytical skills
  • Proficient with Microsoft Office

Salary Range: $22.80 - $30.38 Hourly

This hiring range is a reasonable estimate of the base pay range for this position at the time of posting. Pay is based on a number of factors which may include job-related knowledge, skills, experience, business requirements, and geographic location.
