What We Do

The primary responsibility is to fulfill Commercial Evaluation Reports requested through the system. Analysts will utilize algorithms and analyze results retrieved from commercial databases to search for comparable sales, analyze similar sales, and prepare comparisons using qualitative analysis to form an opinion of the market value of the property. Analysts are expected to complete searches for three comparable sales for the subject property, analyze various factors, and make recommendations or present conclusions. Assistance from more experienced team members will vary depending on task complexity. Work is reviewed before being sent to the lender.

What You'll Do
  1. Analyze information on the subject property’s physical characteristics from Assessor’s websites or by telephoning offices; input information into reports electronically, check for errors, and identify if additional information is needed.
  2. Conduct searches for comparable sales using the Sales Comparison Approach to estimate the market value of the subject property. May require assistance from senior analysts or leads.
  3. Analyze comparable data beyond what is presented by the database (e.g., CoStar, Loopnet), including deed types, non-arms-length transactions, multiple parcel sales, and different property types. Assistance from senior analysts or managers may be needed.
  4. Recommend adjustments for fields such as condition, quality, age, effective age, LTB ratio, sale date, sale condition, etc., often with guidance from leads.
  5. Recommend weighting of comparables to produce a value estimate for review and approval.
  6. With significant direction, complete income approach and/or land evaluation.
What You'll Bring
  • Bachelor's Degree
  • Typically 2-5 years of experience in real estate with a real estate/lender or appraisal firm
  • Understanding of fundamental concepts, practices, and procedures of commercial evaluation
  • Excellent verbal and written communication skills
  • Strong organizational skills with the ability to multitask, prioritize, and work under pressure
  • Excellent problem-solving, decision-making, and analytical skills
  • Proficiency with Microsoft Office

Salary Range: $22.80 - $30.38 Hourly

This hiring range is an estimate of the base pay at the time of posting. Pay is based on factors including knowledge, skills, experience, business needs, and location.
