SUMMARY:

BEAR is hiring a Construction Project Manager to handle needs for its Multi Family and Commercial projects (both new construction and rehab). The position requires a deep understanding of various project management skills. This person should be able to oversee all activities of multiple construction projects with the assistance of a site superintendent.

DUTIES AND RESPONSIBILITIES:

  • Supervise all on-site construction and land development activities, including issuing contracts, performing scope review, scheduling sub-contractors, resolving daily problems on site, and inspecting work to ensure compliance with plans, specifications, and building codes.
  • Estimate costs and prepare budgets.
  • Review plans, conduct cost analysis, and engage in value engineering.
  • Pre-qualify contractors and subcontractors.
  • Develop project scopes and buy-out strategies.
  • Manage contracts and scheduling of the overall project and subcontractors.
  • Process payments, manage RFIs, change orders, submittals, and directives.
  • Maintain logs for RFIs, change orders, and submittals.
  • Report on job costs and project status.
  • Coordinate finishes, punch lists, and project closeout.
  • Handle subcontractor disputes.

QUALIFICATIONS:

  • At least 5 years of hands-on experience with a general contractor or developer as a Project Manager, constructing low to mid-rise projects.
  • Knowledge of local building codes is required.
  • OSHA 10 certification.
  • Proficiency with project management scheduling software.
  • Experience with Excel-based project budgets.
