Job summary

cmacareers is seeking a skilled maintenance technician to perform repairs and upkeep of our community buildings and grounds. You will handle electrical work, plumbing, drywall repair, carpentry, and other routine maintenance tasks as directed by the supervisor.

The role requires hands-on experience with hand and power tools, the ability to work independently and calmly under pressure, and a readiness to respond to emergencies on nights or weekends.

Qualifications

• Knowledge of hand and power tools used for repairs and maintenance.
• Must be responsible, honest and reliable; attend work regularly.
• Ability to work independently and stay calm in emergencies.
• Good verbal communication and safety/regulatory understanding.
• Eighteen years of age or older; pass background check and drug test.
• Valid driver's license with clean record for 2 years.

Responsibilities

• Care for and upkeep of buildings and grounds.
• Complete minor repairs: lighting, plumbing, painting, signage, etc.
• Maintain work area; report missing equipment.
• Repair sheetrock and drywall as required.
• Knowledge of electrical repairs: fixtures, ballasts, switches, timers.
• Carpentry and related tasks; capable of varied duties.
• May be required for emergency call-outs on nights/weekends.
• Demonstrate attention to detail and memory retention.
• Other duties assigned by Supervisor, Board or Property Manager.

Job description

Position Purpose

Performs skilled maintenance and repairs on equipment and accessories as required for the cost effective and efficient operation of the Community as directed by Supervisor, Board and Property Manager.

Major Tasks, Responsibilities and Key Accountabilities

• Responsible for the care and upkeep of buildings and grounds for the community.
• Completes minor repairs, ie: lighting, grounds, cleaning, plumbing, pool, locks, painting, and signage.
• Maintains work area, returns tools to proper location and reports any missing equipment to supervisor.
• Must have experience in repairing sheetrock and drywall.
• Must have knowledge of electrical repairs, including changing out light fixtures, ballasts, wall switches and timers.
• Must have good carpentry skills.
• May be required to perform emergency duties on a call-out basis on nights and weekends.
• Must have exceptional attention to detail and good ability to retain memory.
• Other duties as assigned by Supervisor, Board or Property Manager.

Compensation

Hourly $27 to $30 depending on experience

Minimum Qualifications

• Knowledge of hand and power tools and equipment used to perform repairs and maintenance.
• Must be responsible, honest and reliable; able to attend work on a regular basis.
• Must be able to work independently.
• Must be practical and stay calm in an emergency.
• Must have good verbal communication skills.
• Must understand safe working practices as well as health and safety regulations.
• Must be eighteen years of age or older.
• Must pass the Background Check and Drug Test.
• Must have a current Driver's License with a clean driving record for a minimum of 2 years. No tickets or accidents in the last 2 years.
• Must be able to work from ladders up to 40’ high
• 5 years experience in general maintenance or building trades (preferred)

Education Requirements

• Proficiency using Microsoft Office applications and Outlook email.
• The knowledge, skills, and abilities typically gained through the acquisition of a high school diploma and/or GED.

License/Certifications

• EPA Certification or relevant HVAC experience (preferred)
• Journeyman Plumbing License or relevant plumbing experience (preferred)

Environmental and Physical Requirements

• Majority of work is done outside during work hours.
• Some distractions due to occasional exposure to noise, dust, odors, heat, cold, heavy loads/lifting, etc.
• Must be flexible and enjoy a varied routine as days can rarely be planned.
• Must be reasonably fit; expect to be active for most of the working day.
• Position involves sitting, standing, walking, stooping, kneeling, pushing, lifting, carrying, and moving objects that can weigh up to 50 lbs.
