Qualifications

Responsibilities

• Inspect floors, roof, mechanical rooms, and common areas; identify lighting outages, maintenance needs, and unsafe conditions; report findings promptly.
• Monitor building equipment across shifts; record date, time, temperature, and observed conditions during each inspection.
• Complete preventive-maintenance tasks and daily work orders on schedule.
• Perform minor repairs and replacements in carpentry, electrical, HVAC, plumbing, mechanical systems, painting, flooring when permits are not required.
• Inspect painted surfaces and advise management on broader painting work.
• Maintain assigned tools and equipment in safe, serviceable condition.
• Move materials and perform general labor using safe lifting methods and required safety procedures.
• Maintain productive relationships with building staff, residents, vendors, and supervisors.
• Complete required logs, forms, and work-order documentation.
• Respond promptly to property emergencies, including during scheduled time off when on call.

The Assistant to the Chief Engineer supports the safe, reliable operation and maintenance of the property’s mechanical systems, equipment, and common areas. This role performs routine inspections, preventive maintenance, minor repairs, and general upkeep while helping ensure that shared spaces remain clean, sanitary,and visually appealing.

Key Responsibilities:

• Inspect floors, the roof, mechanical rooms, and common areas routinely; identify lighting outages,maintenance needs, and unsafe conditions, and report findings promptly.
  
• Monitor building equipment several times each day and across shifts. Record the date, time, operating temperature, and observed condition during each inspection.
  
• Complete assigned preventive-maintenance tasks and daily work orders accurately and on schedule.
  
• Perform minor repairs and replacements in carpentry, electrical, HVAC, plumbing, mechanical systems,painting, flooring, and other building areas when the work does not require a permit or licensed contractor.
  
• Inspect painted surfaces, complete touch-ups as needed, and advise management of areas requiring broader painting work.
  
• Maintain assigned tools and equipment in safe, serviceable condition.
  
• Move materials and perform general labor as directed, using proper lifting methods and other required safety procedures.
  
• Maintain productive working relationships with building staff, residents, vendors, and supervisors.

Education/Training:High school diploma or equivalency preferred. Technical Training - AC & High-Rise experience necessary: minimum 5 yearsExperience/Knowledge/Abilities:Requires a minimum of five (5) years general experience in building trades, repair and replacement maintenance or handy work, plumbing. Effective written and verbal communication skills. Strong customer service, communication and interpersonal skills required.
