Job summary

EXP Services Inc. is seeking a Certified Code Consultant to join our growing multidisciplinary team in Florida, with offices in Coral Gables or Fort Lauderdale. You will lead code reviews, analyze plans, and provide actionable compliance strategies across disciplines.

You will collaborate with architects, engineers, owners, and AHJs to resolve code challenges, develop defensible project strategies, and mentor junior staff while contributing to business development and client presentations.

Qualifications

• Bachelor’s degree in architecture, engineering, construction management, fire science, building construction, or a related field.
• Minimum 8+ years of progressively responsible experience in building code consulting, plans examination, code enforcement, fire prevention, architectural or engineering design, or a closely related field.
• Current nationally recognized code certification appropriate to the role (e.g., ICC in building plans examination, fire plans examination, accessibility, or certified building official).
• Licensure or certification required by the applicable state or local jurisdiction for assigned services, or the ability to obtain it within an agreed period.
• Demonstrated working knowledge of editions and amendments of IBC, IEBC, IFC, NFPA 101, ADA Standards, and related standards.

Responsibilities

EXP is seeking a Certified Code Consultant to join our growing multidisciplinary team in either our Coral Gables or Fort Lauderdale, Florida office.

The successful candidate will provide specialized building and life safety code consulting throughout planning, design, permitting, construction, and existing-building evaluation. This role will collaborate with architects, developers, engineers, property owners, contractors, and authorities having jurisdiction (AHJs) to identify compliance requirements early, resolve code-related challenges, and support practical, defensible project strategies.

What a day at EXP has in store for you

• Lead building and life safety code reviews for new construction, renovations, additions, changes of occupancy, and existing facilities.
• Analyze drawings, specifications, reports, and narratives for compliance with applicable building, fire, life safety, accessibility, energy, and local zoning requirements.
• Prepare clear code analyses, compliance matrices, life safety narratives, occupancy and construction-type evaluations, allowable area and height studies, means-of-
• Participate early in project planning and design to identify potential compliance risks, permitting constraints, and coordination items that could affect scope, schedule, cost, or constructability.
• Advise project teams on prescriptive compliance options and support alternative methods, equivalencies, modifications, or performance-based approaches in coordination with the responsible design professionals and the AHJ.
• Perform accessibility reviews and facility assessments for compliance with the Americans with Disabilities Act (ADA), applicable accessibility standards, and state or local requirements.
• Review fire and life safety features, including occupancy classifications, egress, fire-resistance-rated construction, fire protection systems, smoke control interfaces, and emergency responder access.
• Coordinate code requirements across architectural, structural, mechanical, electrical, plumbing, fire protection, civil, and specialty disciplines.
• Interface with clients, design teams, permitting agencies, fire officials, building officials, zoning staff, and other AHJs to obtain interpretations and support resolution of review comments.
• Prepare and support pre-application meetings, code modification requests, appeals, variance packages, responses to plan-review comments, and permit resubmittals.
• Assist clients with code-violation and stop-work matters by documenting applicable requirements, evaluating corrective options, and coordinating proposed resolutions with the appropriate AHJ.
• Conduct field observations and existing-condition assessments to document visible conditions relevant to code compliance; prepare reports that distinguish observed conditions, applicable requirements, assumptions, and recommended next steps.
• Support post-event, damage, and code-upgrade evaluations by identifying potentially applicable current-code provisions and distinguishing required upgrades from elective improvements, subject to confirmation by the AHJ and responsible design professionals.
• Monitor changes to model codes, referenced standards, state and local amendments, and agency policies; communicate relevant changes to project teams and clients.
• Provide quality assurance/quality control (QA/QC) reviews of code-related deliverables prepared by others.
• Manage multiple assignments while maintaining schedule, budget, documentation, and quality objectives.
• Apply sound judgment and risk-management principles, clearly documenting the basis, limitations, assumptions, and AHJ dependencies associated with recommendations.
• Mentor staff, contribute to internal training, and support business development, proposals, interviews, and client presentations.

Role Expectations

• Provide independent, objective code consulting while respecting the authority of the AHJ and the professional responsibilities of the project's licensed design professionals.
• Avoid directing contractor means, methods, sequences, and safety procedures; focus recommendations on code requirements, design intent, observed conditions, and documented compliance options.
• Recognize that final interpretations, approvals, permits, variances, and acceptance remain with the applicable AHJ and other responsible parties

What your experience looks like

• Bachelor's degree in architecture, engineering, construction management, fire science, building construction, or a related field; an equivalent combination of education and directly relevant experience may be considered.

• Minimum 8+ years of progressively responsible experience in building code consulting, plans examination, code enforcement, fire prevention, architectural or engineering design, or a closely related field.

• Current nationally recognized code certification appropriate to the role, such as an International Code Council (ICC) certification in building plans examination, fire plans examination, accessibility, or certified building official; additional relevant certifications are preferred.

• Licensure or certification required by the applicable state or local jurisdiction for assigned services, or the ability to obtain it within an agreed period.

• Demonstrated working knowledge of applicable editions and amendments of the International Building Code, International Existing Building Code, International Fire Code, NFPA 101, ADA Standards for Accessible Design, and related referenced standards.

• Strong knowledge of occupancy classification, construction type, allowable height and area, mixed occupancies, means of egress, fire-resistance ratings, interior finishes, accessibility, and existing-building provisions.

• Ability to research complex code questions, reconcile requirements across multiple codes and standards, and communicate conclusions with a clear, traceable technical basis.

• Experience coordinating with AHJs and preparing code interpretations, modification requests, appeal documents, and responses to plan-review comments.

• Experience reviewing multidisciplinary construction documents at conceptual, design-development, permit, and construction-document phases.

• Excellent written and verbal communication skills, including the ability to explain technical requirements to both technical and nontechnical audiences.

• Strong organization, critical thinking, client service, and project-management skills.

• Proficiency with Microsoft 365 and PDF review/markup software; familiarity with AutoCAD, Revit, and code-research platforms is preferred.

• Experience with aviation, hospitality, healthcare, government, institutional, federal, or large commercial projects is highly desirable.

• Professional registration as an architect or engineer, Certified Building Official (CBO), Certified Fire Protection Specialist (CFPS), or other advanced specialty credential is preferred, as applicable to the candidate's background.
