Job summary

South Oxford Management is seeking a Construction Manager based out of New Haven, CT to oversee renovation and capital improvement projects across a 30-property portfolio in CT, NY, and NJ. You will supervise in-house crews and coordinate with contractors, engineers, and consultants to deliver quality builds.

The role requires strong reading of drawings, knowledge of codes, HVAC systems, and Excel proficiency. Travel to sites in CT/NY/NJ is expected as part of daily duties.

Qualifications

  • BS degree preferred but not required.
  • Construction/building maintenance experience preferred.
  • Knowledge of rules, regulations, building codes and quality standards.
  • Understanding of the construction process and trades.
  • Ability to read and interpret construction drawings including civil plans, architecturals and MEP drawings.
  • Familiarity with garden-style, mid-rise and high-rise buildings and their mechanical systems.
  • Understanding of residential and commercial HVAC systems.
  • Ability to work collaboratively with a team and independently.
  • Ability to evaluate scope of work to maximize project benefit and ensure complete construction documents.
  • Proficient computer and administrative skills with advanced Microsoft Excel.

  • Ensure quality construction standards and proper techniques.
  • Report to Senior Management on project requirements.
  • Oversee in-house construction crew and daily scheduling.

How You Will Contribute

We are seeking an energetic, driven, and reliable individual for a Construction Manager position based out of New Haven, CT. This individual will be responsible for overseeing renovation and capital improvement projects for a portfolio of 30 multi-family apartment communities comprising 7,000 units in CT, NY, and NJ.


Things You Will Do

  • Oversee and direct construction and rehabilitation activities from conception to completion.
  • Coordinate and direct Contractors and Subcontractors.
  • Organize and manage architectural and engineering design consultants.
  • Survey and develop technical scopes of work for various capital and maintenance projects.
  • Obtain and qualify bids for capital projects.
  • Troubleshoot building and construction issues for buildings of various construction types.
  • Review and document work progress regularly.
  • Prepare internal and external reports pertaining to job progress and budget.
  • Schedule project activities and identify the most efficient means and methods.
  • Negotiate terms of agreements and draft contracts, including defining scope of work.
  • Ensure quality construction standards and the use of proper construction techniques.
  • Report directly to Senior Management and advise on project requirements.
  • Oversee in-house construction crew, which includes daily supervision and scheduling.

Things You Need

  • BS degree preferred but not required.
  • Construction/building maintenance related experience is preferred.
  • Basic knowledge of relevant rules, regulations, building codes, quality standards, building products, and construction details.
  • Understanding of the construction process and knowledge of the various trades.
  • Ability to read and interpret construction drawings including civil plans, architecturals and MEP drawings.
  • Familiarity with various construction types including garden-style, mid-rise and high-rise buildings, including knowledge of commercial building mechanical systems.
  • Understanding of residential and commercial HVAC systems.
  • Ability to work both collaboratively with a team and independently to achieve project goals.
  • Ability to evaluate scope of work to determine if written to maximize the benefit of the project and ensure the compliance and completeness of construction documents.
  • Proficient computer and administrative skills with advanced Microsoft Excel skills.

  • Reliable transportation and auto travel to various sites within the CT/NY/NJ area on a daily basis
  • Travel outside of CT, NY, and NJ may be required
