Job summary

Allegany College of Maryland is seeking a Campus Technician PM to oversee the repair and preventive maintenance of the campus facilities. The role focuses on HVAC, electrical, plumbing and building systems, documenting PM activities in the School Dude PM system.

The candidate will respond to work orders, initiate repairs, and assist in maintaining safe, efficient facilities. Travel to other College locations and after-hours support may be required.

Qualifications

  • Minimum of 5 years’ experience in commercial maintenance or related field.
  • CMRT certification or equivalent OR willingness to earn certification.
  • High School Diploma or equivalent required.

Responsibilities

  • Responds to and completes all work orders, emergency or routine, including plumbing, electrical or general building maintenance.
  • Initiates repairs to mechanical and electrical equipment and facilities of the physical plant.
  • Assists in ensuring facilities are structurally sound, mechanically operational and electrically efficient by planning recurring preventive maintenance.
  • Assists in administering the preventative maintenance program using knowledge of tasks and School Dude PM system.
  • Reviews PM tasks and documents instructions for PM of facility systems (mechanical, electrical, HVAC, plumbing, fire protection).
  • Reduces likelihood of major disruption of mechanical services to the College.
  • Interprets blueprints and specifications when needed.
  • Operates energy management system to monitor energy consuming equipment.
  • Attends training workshops coordinated through the Physical Plant.
  • May travel to other Allegany College of Maryland locations.
  • May be contacted outside normal hours for facility-related emergencies.
  • Assists custodial operations if needed.
  • Participates in snow removal program which may include weekend hours.
  • Performs other duties as assigned by the Director of Physical Plant.

Job description

The Campus Technician PM is responsible for the overall repair and maintenance of the physical plant of Allegany College of Maryland. (The PM technician documents, and establishes the preventative maintenance of all facility systems, including, but not limited to, refrigeration, heating, ventilation, and air conditioning (HVAC), chillers, condensate, plumbing, fire protection, and electrical systems using the School Dude PM system.

  1. Responds to and completes all work orders, either emergency or routine, consisting of plumbing, electrical or general building maintenance and repairs.
  2. Initiates repairs to the mechanical and electrical equipment and facilities comprising the physical plant of Allegany College.
  3. Assists the Director of Physical Plant with ensuring that all facilities are structurally sound, mechanically operational, electrically efficient, and safe by planning and scheduling recurring preventative maintenance activities in coordination with the School Dude PM system.
  4. Assists in administering the preventative maintenance program by utilizing an in-depth understanding of the maintenance program and associated tasks and processes and knowledge of the School Dude PM system to optimize the efficiency and effectiveness of preventative maintenance, coordinating with others as needed to achieve desired outcomes, and providing reliable and authoritative information, work orders, reports, and recommendations to administer and monitor the preventative maintenance program.
  5. Reviews preventative maintenance tasks and documents instructions and procedures for the preventative maintenance of facility and utility components, systems, and equipment, including but not limited to, mechanical, electrical, heating, ventilation and air conditioning, plumbing, and fire protection systems
  6. Reduces the likelihood of a significant disruption of mechanical services (i.e., heating, cooling, plumbing, electricity) to the College.
  7. Interprets blueprints and specifications when the need arises.
  8. Operates dedicated energy management system in order to monitor energy consuming equipment.
  9. Attends training workshops coordinated through the Physical Plant.
  10. Will occasionally travel to other locations of Allegany College of Maryland.
  11. May be contacted outside of normal business hours to provide guidance or support during occasional facility-related emergencies.
  12. Assists in the custodial operations if needed.
  13. Participates in snow removal program which may include weekend hours.
  14. Performs other duties as assigned by the Director of Physical Plant.
Required:
  • Minimum of 5 years’ experience in commercial maintenance or related field.
  • Certified Maintenance & Reliability Technician (CMRT) or equivalent certification OR willing to earn certification
  • High School Diploma or equivalent required
Preferred:
  • HVAC certification
  • Electrical license
  • Completion of an applicable apprenticeship program

Knowledge of preventive and industrial maintenance methods; skill in maintaining and repairing facility electrical systems, HVAC, plumbing, and carpentry systems; and ability to identify and resolve facility and equipment maintenance issues efficiently and safely.

Ability to establish and maintain positive working relationships through professional, courteous, and knowledgeable interactions with diverse individuals.

Ability to learn and use work order system.
