Job summary

Qualifications

• Associate's degree or equivalent in engineering, facilities management, or related field.
• 5–10 years facilities maintenance experience; 2–5 years in supervision.
• Strong knowledge of HVAC, electrical, plumbing, carpentry, landscaping, and building systems.
• Experience with preventive maintenance programs or CMMS.
• Strong leadership, organizational, communication, and customer service skills.
• Valid Virginia driver's license and Sunnyside policy eligibility.
• On-call duties for emergencies.
• Ability to maintain confidentiality and professionalism.

Responsibilities

• Assist the Director in coordinating daily campus maintenance operations, groundskeeping, and safety activities across the campus.
• Develop, implement, and monitor preventive maintenance programs for HVAC, plumbing, electrical, and life safety systems.
• Respond to emergency maintenance issues to ensure resident safety and comfort.
• Conduct routine inspections of buildings, infrastructure, and grounds; prioritize and coordinate necessary repairs.
• Maintain accurate maintenance records and ensure timely completion of work orders.
• Monitor inventory and assist with procurement of supplies, tools, and equipment.
• Assist in developing long-term capital improvement plans for aging infrastructure.
• Supervise and support maintenance, grounds staff, guard staff, custodial and transportation staff; set schedules and monitor performance.
• Foster a culture of safety, hospitality, and service excellence; act as Director when needed.
• Oversee grounds, roads, landscaping, and exterior lighting; ensure safety and aesthetics.
• Ensure compliance with OSHA, EPA, NFPA; support safety programs and inspections.
• Communicate with Director, staff, residents, and other departments to address concerns.
• Assist in budget tracking and departmental financial planning.
