Job summary

Role Description

The Building Superintendent is a full-time, on-site role located in Queens County, NY. This role is responsible for the daily operation, maintenance, and safety of a residential building, including common areas, mechanical systems, and building grounds. Typical tasks include performing routine inspections, completing minor repairs, coordinating with licensed contractors, and responding to resident maintenance requests in a timely manner. The Building Superintendent will monitor building systems, address plumbing and carpentry issues, maintain cleanliness, and ensure compliance with building regulations and company standards. The role also involves supervising maintenance staff or vendors as needed, maintaining accurate maintenance logs, and communicating regularly with property management regarding building conditions and needs.

Qualifications

• Demonstrated supervisory skills, including overseeing maintenance activities and coordinating work with vendors or contractors.
• Hands-on experience with building maintenance and inspection, including routine building checks and preventative maintenance tasks.
• Working knowledge of plumbing repairs and troubleshooting common plumbing issues in residential properties.
• Basic to intermediate carpentry skills for minor repairs, installations, and upkeep of interior and exterior building elements.
• Strong problem-solving abilities, attention to detail, and ability to prioritize multiple maintenance requests.
• Good communication and interpersonal skills for interacting with residents, property owners, and management in a professional manner.
• Ability to perform physically demanding tasks, including lifting, walking stairs, and working in various building environments.
• Prior experience as a superintendent, porter, or building maintenance technician in residential properties is preferred.
• Familiarity with NYC housing regulations, building codes, and safety practices is a plus.
• Availability for occasional evening or weekend emergencies and reliable transportation to the building location.
