Job summary

The City of New York’s Department of Homeless Services seeks a Building Superintendent to oversee maintenance and repair for City shelters. You will coordinate in-house trades, manage work orders, evaluate scopes of work, and ensure safety systems meet code requirements.

You will liaise with oversight agencies, supervise staff, and act as contract manager for designated locations. Hours are Monday–Friday, 9am–5pm, emphasizing facility reliability and service quality.

Qualifications

  • Eight years of full-time experience in construction, repair, alteration and/or rehabilitation of multiple dwellings, commercial, industrial or public buildings in supervisory/administrative capacity.
  • Education in engineering/architecture or related field with equivalent experience and at least 18 months supervising multiple buildings.

Responsibilities

  • Manage maintenance, repair, rehabilitation, and technical support services for City shelters.
  • Coordinate facility management with in-house trades and contracted staff; oversee work orders and cost estimates; prepare scopes of work and contract specs.

The New York City of Homeless Services (DHS) is the largest organization in the United States dedicated to preventing and addressing homelessness. In partnership with other City agencies and nonprofit organizations, DHS works to prevent homelessness before it begins, reduce street homelessness, provide temporary shelter, and connect individuals and families to stable housing-all with a focus on accountability, empathy, and equity.

DHS is committed to continuous improvement and employs innovative strategies to deliver high-quality services that support a swift transition from shelter to self-sufficiency. The agency manages hundreds of facilities and operates with a large team as well as a several billion-dollar budget to meet the diverse needs of New Yorkers experiencing homelessness.

Facility & Logistics (F&L) division is responsible for providing both direct and indirect maintenance and repair services to City owned and operated facilities using in-house skilled trade-workers, maintenance contracts, inspectors and purchasing operations. DHS is hiring one (1) Building Superintendent to work within Facilities and Logistics who will;

  • Manage a variety of maintenance, repair, rehabilitation, and technical support services for several City-owned shelters.
  • Coordinate all aspects of facility management, including in-house trades staff and contracted staff. Oversee work order management and estimate project costs. Prepare and evaluate scopes of work and contract specifications.
  • Maintain familiarity with building structures, mechanical systems, HVAC, and fire safety.
  • Act as the liaison with oversight agencies, including OTDA, DOB, FDNY, HPD, and others during facility inspections.
  • Serve as the contract manager for maintenance and repair work at designated locations.
  • Advise staff on facility work that may affect work or client areas.
  • Perform related projects and other duties at DHS shelters, as assigned.

Hours/Shift: Monday-Friday 9am -5pm

ADMINISTRATIVE SUPERVISOR OF B - 10035

Minimum Qualifications
  • Eight years of full-time experience in construction, repair, alteration and/or rehabilitation of multiple dwellings, commercial, industrial or public buildings in the capacity of general contractor, superintendent of construction, procurement specialist, evaluator responsible for cost estimation, or as a field supervisor or as an inspector, at least 18 months of which must have been in a supervisory or administrative capacity involving responsibility for a large number of buildings; or
  • Education and/or experience which is equivalent to "1" above. Education in an accredited college leading toward a baccalaureate degree in engineering, architecture, engineering technology or a closely related field will be accepted on a year-for-year basis up to a maximum of four years. However, all candidates must possess at least 18 months of the specialized supervisory or administrative experience described in "1" above.

  • Familiar with Shelter Population. -Experience with DOB, FDNY, HPD, Building violations. -Strong experience with facilities maintenance and repairs conditions. -Excellent managerial and administrative abilities with strong communication and interpersonal skills.
