Responsibilities

• Building maintenance of the CAO building incl. offices, systems, restrooms, grounds.
• Repair and maintenance of plumbing, electrical, HVAC, kitchen equipment.
• Use CMMS to complete PM work orders, book labor and write work orders.
• Provide indirect supervision of contracted maintenance services.
• Prioritize incoming work orders and monitor progress.
• Identify problem areas and take independent corrective actions.
• Ensure safety and quality standards across all tasks.
• Support grounds maintenance, seasonal startup/shutdown, and snow removal.

JOB DESCRIPTION:

SUMMARY:

Ensures that the CAO building, including office spaces, building systems, restrooms, common areas, and grounds are maintained to Andersen standards.

PRIMARY RESPONSIBILITIES:

• Building Maintenance 90%


• Ensures all building-related equipment is functioning properly including the following:


• Construction including drywall repair, painting, picture hanging, door hardware repair.


• Plumbing including leak repair, component replacement, toilet/urinal repair/replacement, unclogging of toilets/urinals/drains.


• Electrical repair including bulb replacement, fixture replacement, ballast replacement, outlets, switches, troubleshooting electrical circuits.


• HVAC maintenance and troubleshooting of 85 RTUs including filter and belt replacement and component troubleshooting and replacement. Maintenance of mini splits and unit heaters as needed.


• Building Automation Software edits and changes of Niagra system as need for comfort and energy efficiency.


• Kitchen maintenance and troubleshooting of all refrigeration, oven, stove, freezer, ice/water machines, warmers, etc.


• Perform preventive maintenance and make repairs as needed on the trash compactor, cardboard baler, fire protection system, diesel generator and irrigation system.


• Orders and maintains inventory of all necessary supplies.


• Utilizes CMMS system to complete PM work orders, book labor and write work orders for all work completed and needed.


• Provides indirect supervision of contracted maintenance services.


• Assists with prioritization of incoming work orders.


• Responsible for recognizing problem areas and taking independent action to resolve them.


• Ability to recommend / report / troubleshoot necessary building repairs and understand when professional involvement is needed.


• Conduct basic repairs to miscellaneous facilities equipment / fixtures.


• Ensures work orders and PM's are being performed on all related issues / equipment. (Managing workloads electronically and reporting outcomes to immediate supervisor).


• Ensures quality / safety standards are being met throughout all job functions; Reporting unsafe conditions per Andersen's safety policy to immediate Supervisor.


• Provides continuous improvement ideas and implements improvements in processes.

• Grounds Maintenance 10%


• Ensures building grounds are kept safe, clean, and respectable.


• Surveys grounds and assists in setting priorities on a daily and seasonal basis.


• Provide indirect supervision of contracted grounds services.


• Perform spring/fall startup/shutdown of all heat tapes, electrical, lighting, heaters, patio furniture, p-traps on RTUs, salt barrels, hoses, etc.


• Snow removal of all sidewalks, including salting as needed and working with snow removal contractor as needed.

SECONDARY RESPONSIBILITIES:

Provides indirect supervision and assistance of all on-site Service Providers and provides input on their performances to immediate supervisor.

DIRECTION OF OTHERS:

Direction of Grounds crew technician during winter months as needed.

QUALIFICATION AND SKILL REQUIREMENTS:

• Associates Degree in HVAC, Facility Maintenance or 3 - 5 years of related experience.


• Proficient computer skills. (i.e. MS applications, CMMS, etc.).


• Basic understanding of buildings/ grounds infrastructures. (i.e. HVAC, plumbing, electrical, irrigation, fire alarms, fire suppression, etc.).


• Basic knowledge of cleaning methods, materials, and equipment.


• Ability to follow simple oral and written instructions.


• Ability to establish and maintain working relationships with internal customers, service providers, supervisor, and coworkers.


• Ability to coordinate and oversee performance of on-site service providers.


• Required knowledge of using proper PPE. (Personal Protective Equipment).


• Relies on experience and judgment to plan and accomplish goals.


• Excellent communication and time management skills.


• Occasionally working near hot equipment and / or materials.


• Must be able to lift 50 lbs.


• Occasional squatting and crawling required.


• Valid driver's license.


• Efficiently operate Forklift and scissors lift.

PAY RANGE:

$24.95 - $36.15
