Description

Performs the activities of maintenance, repair, and inspection of physical structures of facilities, equipment, grounds, and vehicles by performing the following duties.

Essential Duties and Responsibilities
  • Ensures all equipment and facilities are regularly inspected and properly maintained including but not limited to HVAC equipment, boilers, alarm systems, vehicles, laundry equipment, kitchen equipment, plumbing, back‑up generators, electrical, and other equipment in each facility. Includes scheduled preventive measures, regular checkups, monthly inspections, ordering parts, repairs, and/or working with outside vendors as necessary.
  • Ensures ground maintenance activities are completed and assists as needed in mowing lawns, trimming hedges, removing weeds, raking and disposing of leaves and refuse, and removal of litter and monitoring the work of the grounds contract vendor.
  • Prepare requisitions and purchase orders for services, equipment, and supplies for approval at the time the service, equipment, or supplies are ordered. Routine purchases in excess of $250 must have verbal followed by written approval of Building Services Manager prior to purchase being made.
  • Performs maintenance requests received from departments as assigned by supervisor. Assists in coordination and setting priorities for completion of requests.
  • Assists in conducting emergency preparedness drills as requested.
  • Monthly inspections of facilities, equipment and vehicles utilizing specific checklists and documenting all findings and related follow‑up to address repairs and other areas of concern.
  • Cross‑train on various systems (air conditioning, heating, alarms and security, boiler, back‑up generators, vehicles, etc.) at all locations.
  • As scheduled, work with Directors to coordinate and complete major projects (i.e., painting repairs, etc.).
  • After‑hour emergency on‑call one or two weeks per month depending on staffing to address major health and safety issues that cannot wait until regular business hours.
  • Maintains time records by facility and or program.

Education And/or Experience

High school education and at least two years of prior related experience or training.

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.

Mathematical Skills

Ability to calculate figures and amounts such as discounts, interest, proportions, percentages, square footage, etc.

Reasoning Ability

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Technology

Ability to utilize facilities maintenance software for scheduling and documenting completion of inspections, requests, expiration dates, etc.

Certificates, Licenses, Registrations

Valid Arkansas Driver's License
Other license to be determined based on licenses held by other staff in the department.

Physical Demands

The employee is regularly required to stand; walk; use hands to finger, handle, or feel and reach with hands and arms. The employee is frequently required to talk or hear and taste or smell. The employee is occasionally required to sit; climb or balance and stoop, kneel, crouch, or crawl. The employee must regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Employee is also required to drive to various facilities of the organization to perform the responsibilities of the position.

Work Environment

While performing the duties of this job, the employee is regularly exposed to outside weather conditions. The employee is frequently exposed to moving mechanical parts. The noise level in the work environment is usually moderate.
