Job summary

Polk County is seeking two Building Services Supervisors to oversee custodial, general maintenance, repair, and groundskeeping of county facilities in Iowa. Shifts run 5:00 a.m.–1:30 p.m. and 1:00 p.m.–9:30 p.m.

Job description

This job posting is for two open positions.
Hours for the positions will be 1 day shift 5:00 a.m. to 1:30 p.m. and 1 afternoon/evening shift 1:00 p.m. to 9:30 p.m.

Under general supervision, performs responsible supervisory duties for the custodial, general maintenance, repair, and groundskeeping of Polk County buildings, grounds, and equipment. Supervises and participates in custodial and maintenance activities, ensuring the proper condition, utilization, and operation of facilities.

Illustrative Examples of Work
  • Plans, assigns, directs, and evaluates the work of assigned Building Services staff, ensuring operations are consistent with County policies and procedures and quality standards; effectively recommends personnel actions related to selection, disciplinary procedures, performance, leaves of absence, grievances, and work schedules and assignments, and administers personnel related policies and procedures.
  • Prepares, prioritizes, and distributes work assignments and schedules; maintains the flow and quality of work; makes daily adjustments in schedules in accordance with overall priorities; coordinates required maintenance with building tenants; investigates complaints from employees, tenants, and the public.
  • Monitors, inspects, and evaluates facilities and premises to ensure they are safe and well maintained; identifies and coordinates required custodial, maintenance, and repair projects; inspects equipment and checks maintenance schedules; ensures compliance with federal, state, and local safety and health regulations.
  • Supervises the maintenance of County grounds, parking lots, sidewalks, and building exteriors including the upkeep of lawns, trees, shrubs, and flow beds; directs mowing, fertilizing, watering, trimming, planting, mulching, and de-thatching.
  • Advises and trains staff on cleaning methods and use and care of custodial equipment; prepares and delivers safety training related to cleaning guidelines, equipment usage, and application of chemicals; ensures proper safety techniques are followed.
  • Orders supplies and maintains inventory control records; prepares and maintains records and reports of time, work, material used, and costs; maintains preventative maintenance records; ensures adequate inventory of materials and supplies to complete work assignments as scheduled; prepares cost estimates for required equipment and supplies.
  • Performs related duties as required.
Required Knowledge, Skills And Abilities
  • Considerable knowledge of modern custodial procedures and practices including handling, use, and storage of cleaning compounds.
  • Considerable knowledge of the skills involved in routine building maintenance.
  • Knowledge of standard practices, materials, and equipment used in custodial work and grounds keeping.
  • Considerable knowledge of the principals and practices of effective supervision.
  • Considerable knowledge of inventory control methods, practices, and procedures.
  • Considerable knowledge of proper safety procedures and occupational hazards associated with custodial and grounds keeping work.
  • Knowledge of building fire safety codes and regulations.
  • Knowledge of preventative maintenance programs.
  • Knowledge of government procurement procedures.
  • Ability to effectively utilize Microsoft Office Suite and a computerized work order system.
  • Ability to prepare time, material, and cost estimates.
  • Ability to lift, push and pull objects weighing up to 50 pounds.
  • Ability to use a ladder.
  • Ability to operate scrubbing machines, buffing machines, and other equipment.
  • Ability to keep records and make reports.
  • Ability to communicate effectively both verbally and in writing.
  • Ability to conduct field inspections and travel to remote work sites.
  • Ability to inspect buildings, premises, and other facilities to determine maintenance and repair requirements.
  • Ability to conduct personnel investigations and adhere to administrative policies.
  • Ability to establish and maintain effective working relationships with employees, public officials, and the general public, fostering a collaborative and professional work environment.
Training and Experience
  • Graduation from high school, or equivalent, and
  • Four years of experience in general building maintenance with leadership experience, or
  • Any equivalent combination of training and experience that will have provided the required knowledge, skills, and abilities.
  • Forklift certification is preferred.
  • OSHA certifications are preferred.
Special Requirements
  • Candidate must pass a post-employment offer physical examination and physical capacity testing to ensure candidate meets the essential physical requirements of the position.
  • CPR/AED and First Aid training is required within six months of hire.
  • Forklift certification is required within three months of hire.
  • A criminal background check is required.
  • A drug screen is required prior to final offer of employment.
  • A valid State of Iowa driver’s license is required.
