JOB TITLE: Building Operation Maintenance Technician I

1st Shift: Monday -Friday

JOB SUMMARY

Works under general supervision operating and maintaining building systems including HVAC, electrical, and plumbing. This role conducts preventive and corrective maintenance of building systems.

ESSENTIAL DUTIES

  • Performs preventive and corrective maintenance on building systems and other equipment with a high degree of quality and reliability. Systems include HVAC, plumbing, boilers, chillers, water treatment, generators, etc.
  • Applies aptitude for mechanical repairs, and consults with other technicians and engineers on any technical problem beyond ability.
  • Performs initial assessment of equipment issues and makes technical troubleshooting decisions with limited supervisory input.
  • Implements corrective actions to eliminate recurrent problems under direction of the building systems engineer.
  • Responds and executes work with a sense of urgency and utilizes support systems to minimize downtime.
  • Understands and applies lock out/tag out (LOTO) procedures, including general concepts (stored energy, cause and effect, etc) related to electrical and mechanical energy.
  • Carefully executes written quality procedures and work instructions.
  • Performs consistent and careful documentation and recordkeeping to meet internal and regulatory requirements.
  • Effectively utilizes electronic maintenance management software for documentation of maintenance activities.
  • Assists engineers, supervisors, project managers, and other trades associates by providing technical support to problem solving, new installations, and improvements or repairs to new or existing building systems.
  • Continues to learn and improve maintenance skills under the leadership of more experienced technicians and goes to them for help when needed.
  • Performs all tasks in accordance with company and department policies, procedures, and guidelines.
  • Participates in an on-call rotation for after-hours and holiday maintenance emergencies.
  • Available to work holidays and weekends as needed.

OTHER DUTIES AND RESPONSIBILITIES

· May handle, collect, label and transfer hazardous waste following established procedures and guidelines.

· Requires ability to work any shift including nonstandard work hours, at any site, and or overtime to meet objectives and schedules

· Must successfully complete training on biohazards.

· Required to possess a valid driver’s license.

· Retrieve parts and supplies from distributors off campus.

· Clean and organize (5S) maintenance areas.

· Stocks material in tool cribs.

· Escorts contractors/vendors for on campus activities.

· Performs other duties, as assigned.

MINIMUM QUALIFICATION REQUIREMENTS

Education

High school diploma or GED.

Experience

Minimum 2 years experience.

Skills

  • Ability and desire to continue learning and increase competency in equipment maintenance and troubleshooting.
  • Demonstrated ability to communicate effectively both verbally and in writing.
  • Knowledge and understanding of basic metric and standard measurements.
  • Aptitude for understanding mechanical, pneumatic, and electrical systems.
  • Familiarity with hand tools, basic instrumentation, and test equipment.
  • Display knowledge of how to identify hazards, ability to understand MSDS in relation to chemicals being used.
  • Knowledge and use of relevant PC software applications and skills to use them effectively.

PHYSICAL REQUIREMENTS

General Labor Environment requirements include: use of personal protective equipment, reading, speaking, hearing, walking, bending, standing, stretching/reaching, hand/finger dexterity, and occasional lifting up to 50 pounds, or transporting up to 500 pounds via carts or mechanized equipment.

Target Pay Range:$23.00to$29.00- Hourly pay rateto be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data
Target Bonus on Base:7.0%
