SUMMARY

The Building Maintenance Worker, Lead coordinates the efforts of other facilities related staff. Also performs custodial, grounds, and building maintenance repairs; controls heating and cooling temperature; systems to provide and maintain a clean and comfortable environment for teachers, students, and staff. Leads the work of building maintenance workers, custodians and groundskeepers.

ESSENTIAL FUNCTIONS

  • Leads the work of building maintenance workers, custodians, and groundskeepers; coordinates and schedules activities; assigns duties. Provides recommendations as needed and input on evaluations.
  • Operates HVACR systems to include: heat pumps, boilers, chillers, cooling equipment, and air handlers to maintain a comfortable environment for students, teachers, and staff. Manage and monitor HVACR EMS (Energy Management System) pertaining to scheduling, and District approved comfort set points.
  • Paints classrooms and other areas; replaces light switches; replaces floor and ceiling tiles; changes filters for evaporative coolers and HVAC units; inspects fire extinguishers.
  • Performs semi-skilled maintenance and engineering tasks including but not limited to adjusting and repairing door closures, inspecting and cleaning roof areas and drain spouts, replacing hose bib and faucet washers, and cleaning and freeing clogged drains.
  • Assists in maintaining the school grounds including by trimming, mowing, raking, weeds, and picking up trash; care for plants, shrubs, and trees by spading, mulching, and fertilizing.
  • Initiates work orders and material requisitions; estimates budget requirements for custodial and grounds supplies, equipment, repairs, and remodeling.
  • Sets up classrooms for students, staff, or the public for various activities and events.
  • Supports the relationship between the Phoenix Union High School District and the public by demonstrating courteous and professional behavior when interacting with students, parents, visitors, and school staff; maintains absolute confidentiality of work-related issues, client records, and school information; follows Governing Board Policies; performs all other related duties as required or assigned.

REQUIRED QUALIFICATIONS

  • High School diploma or GED equivalent; AND three years of building maintenance experience; OR an equivalent combination of education, training, and experience. Supervisory experience preferred.
  • A valid Arizona State Driver's License is required.

PHYSICAL DEMANDS AND WORKING ENVIRONMENT

  • Work is performed throughout campuses and District facilities, both indoors and outdoors.
  • Work requires exposure to hot and cold temperatures, potentially dangerous tools and equipment, and hazardous chemicals.
  • Physical ability to perform all of the essential functions (e.g. stand, turn, stoop, crouch, crawl, reach, lift, push, pull, and, work at heights, climb ladders).
  • May be required to lift objects weighing up to 50 pounds.
