Job summary

AKAM Living Services, Inc. in Miami seeks a dependable Building Maintenance Technician to uphold high standards of safety, functionality, and appearance across residential properties.

This full-time role runs Tuesday through Saturday, 9:30am to 5:30pm, with Sundays and Mondays off. You will perform HVAC, plumbing, electrical, and general maintenance, respond to work orders, and maintain logs while ensuring compliance with HOA codes.

Qualifications

  • Experience in residential maintenance or handyman services (HOA, multifamily, or large property experience preferred).
  • Working knowledge of plumbing, electrical, and HVAC.
  • Experience cleaning, sweeping, mopping, and light pressure cleaning.
  • Ability to use hand and power tools safely and effectively.
  • Strong troubleshooting and problem-solving skills.
  • Self-motivated with the ability to work independently and manage multiple tasks.
  • Excellent communication and interpersonal skills.
  • Must speak and write in English; bilingual in Spanish is a plus.
  • Basic computer proficiency.

Responsibilities

  • Perform general maintenance on HVAC, such as clearing lines and changing filters.
  • Perform general plumbing tasks, such as replacing fixtures and lines.
  • Maintain ladders, clean fans, gutters, and AC vents.
  • Perform minor electrical maintenance, such as changing fixtures.
  • Inspect property to identify and address maintenance issues proactively.
  • Maintain and repair equipment in common areas (lobbies, hallways, pools, etc.).
  • Respond to work orders and service requests promptly and professionally.
  • Ensure safety protocols and HOA codes are followed.
  • Update maintenance logs and inventory records.
  • Set up/break down for community events if required.

Position Summary:
We are seeking an experienced and dependable Maintenance Technician to join our team. The ideal candidate will be a self-starter with a background in building maintenance and customer service. You will be responsible for ensuring the property is maintained to high standards of functionality, safety, and appearance. This is a fulltime role, working Tues thru Saturday from 9:30am to 5:30pm (Sun/Mon off).

Key Responsibilities:

  • Perform general maintenance on HVAC such as clearing lines, and changing filters
  • Perform general plumbing, such as replacing fixtures, and existing plumbing lines
  • Perform maintenance on ladders, such as cleaning of fans, gutters, and AC Vents
  • Perform minor electrical maintenance, such as changing out existing fixtures.
  • Experience in changing out, or installing new locksets, with OTC hardware
  • Inspect property regularly to identify and address maintenance issues proactively.
  • Maintain and repair equipment in common areas such as lobbies, hallways, laundry rooms, recreation areas, pools, and exterior grounds.
  • Respond to work orders and service requests in a timely and professional manner.
  • Ensure compliance with safety protocols and HOA codes.
  • Clean all trash receptacles inside buildings, and around the community at designated stations.
  • Update maintenance logs and inventory records
  • Set up and break down for community events or board meetings if required.
  • Paint and maintain areas within the community as directed
  • Provide emergency on-call support on a rotating basis (as applicable).

Qualifications:
