Job summary

Dairyland Power Cooperative is seeking a facilities maintenance professional to safeguard its La Crosse buildings and service centers. You will perform inspections, preventive maintenance and basic repairs on electrical, plumbing, HVAC and building systems, while coordinating with contractors and safety teams.

The role includes monitoring the Building Automation System, responding to alarms, and assisting with remodeling and grounds upkeep as needed.

Qualifications

• Technical diploma or certificate in building maintenance, industrial maintenance, HVAC, electrical, mechanical or plumbing preferred.
• Up to two years of related maintenance, construction, mechanical, electrical, HVAC, plumbing, groundskeeping or equipment operation experience preferred.

Responsibilities

Hiring Salary Range - $24.71/hr. - $34.62/hr. Compensation is determined by a combination of factors, including but not limited to education, work experience, and certifications. PURPOSE: Primary responsibility to safely maintain Dairyland’s La Crosse buildings, all Service Centers, the Back-up Control Center, and Genoa Site. Ensure reliable operation of all mechanical, electrical and plumbing systems. Implement remodeling projects. Troubleshoot and respond to fire alarms and all other emergency occurrences. Secondary responsibility to provide assistance with seasonal outdoor grounds care and winter snow removal as needed and required, and to perform routine limited custodial duties. Work with limited supervision. Will take lead on certain projects.

ESSENTIAL JOB FUNCTIONS:

1. Perform scheduled inspections, preventive maintenance and basic repairs on building systems and equipment. Report unsafe conditions, equipment failures and repairs requiring advanced technical support.
2. Maintain and assist with troubleshooting lighting, electrical components, network cabling and low-voltage systems within the employee’s training and qualifications. Support qualified employees or contractors working on higher-voltage systems.
3. Maintain and repair basic plumbing and piping systems, including fixtures, drains, valves and water lines. Assist with more complex repairs as assigned.
4. Inspect, maintain and assist with repairs to HVAC and mechanical equipment, including air-conditioning units, chillers, air handlers, thermostats, motors, pumps, fans and heated or chilled water systems.
5. Monitor the Building Automation System, respond to alarms, make authorized adjustments and document reported problems and completed work.
6. Assist employees and contractors with the inspection, testing and maintenance of emergency generators, uninterruptible power supply systems, fire panels, sprinkler systems, clean agent systems and other building protection equipment. Complete assigned monthly fire safety inspections.
7. Support building upgrades, remodeling projects and repairs by coordinating with building occupants, vendors, contractors, Security and government agencies as directed.
8. Use Dairyland Power Cooperative’s CMMS and electronic work list to receive assignments, document labor and materials, record equipment conditions, track requests and close completed work orders. Help maintain accurate equipment records, panel listings, drawings and procedures.
9. Assemble, move, reconfigure and repair office furniture, cubicles and equipment. Paint, patch or repair floors, carpet, walls, ceilings, doors and other building components.
10. Monitor assigned inventories of tools, spare parts, maintenance materials and custodial supplies. Purchase approved items according to Dairyland’s purchasing and company credit card procedures.
11. Perform assigned weekend and holiday building checks. Participate in on-call coverage and respond to building emergencies, equipment failures and alarms after completing required training.
12. Operate snow removal, grounds maintenance and aerial access equipment after required training. Assist with mowing, landscaping, irrigation maintenance and seasonal cleanup as needed.
13. Keep mechanical rooms, storage spaces, tools and work areas clean, orderly and safe. Provide limited custodial support when needed.
14. Follow Dairyland safety requirements, including lockout/tagout procedures, personal protective equipment requirements and environmental procedures.
15. Perform other duties as assigned.

MINIMUM QUALIFICATIONS:

Education and Experience: Technical diploma, certificate, coursework, or apprenticeship training in building maintenance, industrial maintenance, HVAC, electrical, mechanical, plumbing, or a related field is preferred. Up to two years of related maintenance, construction, mechanical, electrical, HVAC, plumbing, groundskeeping, or equipment operation experience is preferred. Relevant military training, apprenticeship experience, internships, cooperative education, or an equivalent combination of education and experience will be considered.

Skills:

• Basic knowledge of building maintenance practices and safe use of hand and power tools.
• Ability to learn the operation and maintenance of mechanical, electrical, plumbing, HVAC and building protection systems.
• Ability to read and follow operating instructions, safety procedures, equipment manuals, blueprints and basic schematics.
• Ability to identify maintenance concerns, perform basic troubleshooting and recognize when assistance from an experienced employee or qualified contractor is required.
• Strong customer service and communication skills when working with building occupants, vendors and other Dairyland employees.
• Basic computer skills are required, including the ability to learn Dairyland’s Building Automation System, CMMS, electronic document management system, email, time-entry system, Microsoft Excel and electronic work lists.
• Ability to assist with moving furniture or equipment weighing up to 300 pounds using team lifting practices and appropriate material-handling equipment.

Licenses and Certifications: Valid Driver’s License. Ability to obtain Underground Storage Tank Operator’s Class ‘C’ license. Any other certifications required to perform job duties.

Physical Demands: Ability to operate all machinery and equipment associated with building services (aerial lift platform, overhead crane, diesel generator, pressure washer, plows, brushes, tractors, hand tools, cleaning equipment, etc.) Sitting, standing walking kneeling, crouching, stooping, squatting, crawling, twisting upper body, laying, climbing hand over hand, bending, reaching and stretching are all required to perform the building maintenance duties. Frequent need to manipulate various objects with both hands. Ability to repeatedly lift up to 100 pounds.

Environmental Demands: Works both in-doors (80%) in climate-controlled areas and out-doors (20%) in temperature extremes (hot to cold). Works near loud equipment and noises requiring hearing protection. Works near both mechanical and electrical hazards and occasional small chemical spills or toxic waste.

Other Job Characteristics: Subject to being called in. May occasionally work long or odd hours and some weekends. Required to be in an on-call weekend rotation schedule. Frequently fast paced with both routine and variable tasks.
