DEPARTMENT: Finance, Property Maintenance, City of Rocky Mount

JOB SUMMARY: This position is responsible for assisting in the maintenance and repair of City buildings.

An incumbent in this position may be designated as BUILDING MAINTENANCE & REPAIR TECHNICIAN I, II, III or IV dependent upon the qualification, experience and knowledge of the selected applicant.

SALARY:

1. BUILDING MAINTENANCE & REPAIR TECHNICIAN I: $19.48 - $29.22 per hour
2. BUILDING MAINTENANCE & REPAIR TECHNICIAN II: $20.45 - $30.68 per hour
3. BUILDING MAINTENANCE & REPAIR TECHNICIAN III: $21.48 - $32.21 per hour
4. BUILDING MAINTENANCE & REPAIR TECHNICIAN IV: $22.55 - $33.82 per hour

RESPONSIBILITIES:

• Maintains electrical lighting fixtures; maintains electrical motors; installs and maintains plumbing fixtures.
• Assembles or repairs furniture.
• Assists contractors with installation and repair tasks.
• Inspects and replaces fire extinguishers.
• Assists the electrician in the installation of wires and conduit.
• Maintains supply inventories in buildings and vehicles.
• Responds to after-hours emergencies.
• Changes air filters in HVAC units.
• Performs other related duties as assigned.

MINIMUM REQUIREMENTS:

BUILDING MAINTENANCE & REPAIR TECHNICIAN I

• Ability to read, write and perform mathematical calculations at a level commonly associated with the completion of high school or equivalent.
• Basic knowledge of operations, services, and activities of building maintenance, repair, and construction programs.
• Knowledge of operational characteristics of tools and equipment used in building maintenance activities.
• Occupational hazards and standard safety practices.
• Minimum one year of experience.
• Possession of or ability to readily obtain a valid driver's license issued by the State of North Carolina.

BUILDING MAINTENANCE & REPAIR TECHNICIAN II

• Demonstrated knowledge and ability to perform journeymen level work in at least one of the following trades: Plumbing, Electrical, Building Mechanical Systems (Heating and Air Conditioning, Carpentry).
• Two or more years of experience in a related field.
• Possession of or ability to readily obtain a valid driver's license issued by the State of North Carolina.

BUILDING MAINTENANCE & REPAIR TECHNICIAN III

• High school diploma or equivalent.
• Three (3) years of experience in a related field.
• Or an equivalent combination of education and experience.

BUILDING MAINTENANCE & REPAIR TECHNICIAN IV

• High school diploma or equivalent.
• Five (5) years of experience in a related field.
• Or an equivalent combination of education and experience.

SUPERVISORY CONTROLS: The Building Maintenance Supervisor assigns work in terms of general instructions. The supervisor spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results.

PHYSICAL DEMANDS: The work is typically performed while intermittently sitting, standing, stooping, walking, bending, or crouching. The employee frequently lifts light and occasionally heavy objects, climbs ladders, and uses tools or equipment requiring a high degree of dexterity.

WORK ENVIRONMENT: The work is typically performed in an office and outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, irritating chemicals, and machinery with moving parts. The work requires the use of protective devices such as masks, goggles, or gloves.
