About This Position

Inspect and analyze the condition of all buildings and installed equipment maintained by Facilities Management.

Inspect/Repair and perform preventative maintenance on all mechanical/electrical equipment including HVAC systems, boiler systems, sump pumps etc. Department of Labor inspections for water heaters. May be asked to assist with other duties related to operations, maintenance and renovations to buildings and equipment such as light duty carpentry, painting, electrical and other miscellaneous repair and maintenance activities; and respond to emergency and urgent work.

There will be regular exposure to disagreeable conditions such as extreme temperature changes, odors, loud noises, cramped spaces etc. Regularly stands, lifts, bends, stoops, lifts above shoulders and carries 50 lbs or more. Appropriate PPE (personal protective equipment), gloves, safety glasses, etc are provided for use in the workplace. Job requirements include occasional use of respiratory equipment. Therefore, individual is required to pass a medical exam to ensure physical ability to wear, use and perform work in respirator equipment.

The employee in this position may be required to work overtime after 4 pm, shift work, and be on a rotating standby for emergencies during non-business hours including when the university is closed and/or other events after 5 pm on weekdays, weekends, and holidays when management deems necessary. The ability to perform snow and ice removal tasks and respond at any time of the day or night when scheduled by management regardless of weather will be required.

Required Qualifications

  • High School/GED (degree must be conferred on or before agreed upon start date)
  • BMM I - two years of prior successful work experience in a building trade; and/or the equivalent of 600 hours Vocational/Technical education in a related building trade field.

BMM II - three years of prior successful work experience in a building trade; and/or the equivalent of 600 hours Vocational/Technical education in a related building trade field plus one year of prior successful work experience in a building trade.

BMM III - four years of prior successful work experience in a building trade; and/or the equivalent of 600 hours Vocational/Technical education in a related building trade field plus two years of prior successful work experience in a building trade.

Candidate position placement is dependent upon years of experience and availability.

  • Certifications, Registrations, and/or Licenses: Have before hire and maintain after hire, a valid driver's license. A valid driver's license must be maintained for the operation of an OSU vehicle, which is required in the performance of job duties as assigned.

Building Maintenance Mechanic III will require an apprentice license in mechanical, electrical, or plumbing.

  • Skills, Proficiencies, and/or Knowledge: Knowledge of State and Federal Mechanical and Electrical Codes; knowledge of Safety Regulations; broad knowledge of construction and maintenance.

Ability to become proficient in the use of “AIM” Computerized Maintenance Management System (CMMS) software and the use of mobile technology.

This position requires the physical ability to lift up to 50 pounds frequently and in excess of 50 pounds occasionally.

Highly developed ability to observe and take note, good communication skills, ability to follow instructions closely, ability to work with very little supervision.

Must work safely and promote a safe environment.

  • Certifications, Registrations, and/or Licenses: Building Maintenance Mechanic II: apprentice license for HVAC, Plumbing, or Electrical Building Maintenance Mechanic III: journeyman license for HVAC, Plumbing, or Electrical
