As a Maintenance Manager, you assume total responsibility for the physical plant. You will monitor, identify, and communicate problems in all aspects of building maintenance, including carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, patching, hardware, and other minor repairs, ensuring cleanliness. You will make recommendations, perform repairs, replacements, and implement preventive maintenance following company procedures and guidelines.
Your Responsibilities:
- Supervise, train, and direct maintenance staff through work orders.
- Plan, monitor, and evaluate job performance; coach and discipline employees.
- Assess repair needs and estimate repair times, determining when professional assistance is needed.
- Monitor service contractors and building repair contractors.
- Manage inventories and procure maintenance supplies.
- Develop response plans and manage crises to maintain disaster preparedness.
- Complete repair reports and work orders.
- Be available on-call for emergencies and projects.
- Schedule and assign work responsibilities to meet shift requirements.
- Request materials, tools, and supplies for jobs.
- Administer preventive and reactive maintenance schedules.
- Record and evaluate maintenance activities and programs.
- Oversee or participate in equipment maintenance, installation, and repairs.
- Train employees in maintenance tasks.
- Follow safety procedures and maintain a safe work environment.
- Perform repairs in carpentry, electrical, plumbing, mechanical, painting, flooring, and minor building repairs without requiring permits.
- Properly utilize new equipment and adhere to safety protocols.
- Ensure a safe and secure environment throughout the building(s).
Skills & Qualifications:
- Experience with BMS, Building Systems Controls, Fire Panels, Pump Controls, HVAC, Irrigation, and Lighting.
- Strong critical thinking, problem solving, judgment, and decision-making skills.
- Ability to handle sensitive and confidential information.
- Maintain positivity and diplomacy in a fast-paced environment.
- Proficient in maintenance and repair skills, including painting, carpentry, plumbing, and electrical work.
Physical Requirements:
- Lift up to 50 lbs following safety procedures.
- Work in various positions such as stooping, standing, bending, sitting, kneeling, and squatting for extended periods, including climbing stairs and navigating the property quickly.
- Work extended and flexible hours, including weekends as needed.
- Repeat motions with wrists, hands, and fingers.
Schedule:
Monday - Friday, 8:00 am - 5:00 pm

Compensation:
$100,000 - $120,000 annually
