Job summary

Colorado Department of Human Services (CDHS) is seeking a full-time, in-person facilities maintenance technician for the North District. You will work at assigned facilities such as CMHHFL, Gilliam Youth Services Center, and Lookout Mountain YSCs, handling HVAC, plumbing, electrical, and general repairs during normal hours.

Responsibilities include preventive maintenance, work-order management, safety analysis, and cost estimates.

Qualifications

  • Four years of building maintenance experience including plumbing, carpentry, electrical, painting, HVAC, grounds maintenance.
  • Combination of related education and/or apprenticeship totaling four years.
  • Travel between facilities as part of duties.

Responsibilities

  • Perform general building maintenance including wall repair, flooring repairs and painting.
  • Inspect mechanical rooms and repair; FRP installation; minor fence/lock/door repairs.
  • Perform HVAC troubleshooting and repairs for patient and facility comfort.
  • Manage Maximo work orders, labor tracking, and monthly status reports.
  • Provide Job Safety Analysis and monitor expenses per budget.
  • Perform plumbing and electrical troubleshooting and repairs; assist with safety compliance.

The Division of Facilities Management - North District

The Division of Facilities Management (DFM) is a customer-driven support organization responsible for operating, maintaining and managing the Colorado Department of Human Services (CDHS) facilities and campuses according to all applicable standards. This is done in a manner that promotes the CDHS mission of providing a safe, sanitary and effective environment for clients, youth, residents, patients, consumers and staff and enhances the quality of life in CDHS facilities, campuses and in the surrounding neighborhoods. These services include the day-to-day facility maintenance and operational needs of buildings, grounds, custodial and fleet services.

Description Of Job

This is a full time, in person and essential position.

You are required to work at your assigned work location during your scheduled work times.

Please note: Work arrangements are subject to change at any time.

This position exists at a fully operational independent level to respond, troubleshoot, and correct building client issues during normal operating hours. Works at and travels to all the facilities listed above and the job duties include, but are not limited to, building temperature control, minor plumbing and electrical problems and minor building security issues (locked doors, broken windows, etc.). Makes machine room rounds/equipment checks. Positions operate independently to perform the full range of tasks and determine solutions to the full range of problems. Judgment is used to select the most appropriate guidelines and adapt them to accomplish the tasks. Continually determine practical solutions to problems by applying specific processes, techniques, and methods.

What You Will Be Doing
  • Perform general building maintenance to include; wall repair, flooring repairs and painting.
  • Perform mechanical room inspections and repair, minor fence repairs, lock repairs, door repairs, hinge repairs, fiberglass reinforced plastic (FRP) installation.
  • Perform minor roof repairs, carpet repairs, window repairs, sprinkler system repairs, fire alarm system repairs. Must comply with the safety program and tool and key control.
  • Perform administrative duties including Maximo work order system, labor tracking, reconciling purchasing Cards, and completing required monthly status reports.
  • Must complete record keeping tasks for work order tracking and other computer duties as required to accomplish job tasks.
  • Provide Job Safety Analysis.
  • Monitor and controls expenses in accordance with the budget.
  • Provide supervisor with estimates and proposed costs for preventative and routine maintenance and emergency repairs.
  • Perform HVAC troubleshooting, repairs and adjustments to a variety of different types of HVAC systems for patient, client and laboratory comfort.
  • Thermostat T-stat adjustments, minor airflow modifications and other adjustments for client/patient comfort. Performs preventive maintenance tasks on HVAC systems including filter change-outs, coil cleaning, belt replacement, greasing bearings, and other related work.
  • Perform plumbing troubleshooting and repairs to plumbing fixtures, unplugs sinks, toilets, floor drains, and sewer drain lines in emergency and non-emergency situations.
  • Perform electrical troubleshooting and minor repairs to include light switches, receptacles, resetting circuit breakers, power cords, light bulb replacement, electric door locks, HVAC controls and other minor repairs as directed. Performs snow removal.
  • Perform other duties as assigned.
Essential Positions

Positions that perform essential law enforcement, highway maintenance, and other support services directly necessary for the health, safety, and welfare of patients, residents, and inmates of state institutions or state facilities. Employees in essential positions can be only FLSA non-exempt and can be required to work unexpected or unusual work hours to perform the essential and/or emergency services of the department without delay and/or without interruption.

Call Back

Applies when an eligible employee is required to report to work before the start or after the end of a scheduled shift. If there is no release from work between the call back hours and regular shift, it is considered a continuation of the shift and call back does not apply. When call back applies, a minimum of two (2) hours of the employee’s regular base pay is guaranteed. Eligible employees are those who are eligible for overtime, and any call back time is counted as work time.

Applicants must have four years of building maintenance experience that includes general maintenance and repairs in the areas of plumbing, carpentry, electrical, painting, HVAC, ground maintenance, etc.

A combination of related education, formalized apprenticeship program, and/or relevant experience as it relates to this position equal to four (4) years. You must attach proof of your related education and/or apprenticeship program to this job application.

  • This position requires State of Colorado residency at the time of application, and residency within the state throughout the duration of employment in this position.

  • Travel – This position will be required to drive State Vehicles as part of daily work assignment from site to site equipped with tools to perform daily duties. Travel to training and meetings. On occasion, this position travels to other districts.
  • Must be willing to receive an annual influenza vaccination or provide a document for a medical exemption or a letter for religious exemption.
  • Must successfully pass a Tuberculosis (TB) test.
  • Must be available to respond in person to after hours calls via callback to perform essential and/or emergency services without delay and/or interruption.
  • Will be required to work various hours for coverage, weather related issues and essential/emergency services outside of normal business hours.
  • Use, Handling, or Exposure to hazardous materials – Proximity to moving, mechanical parts; Exposure to toxic or caustic chemicals; Exposure to electrical shock, and or working in high exposed places.
  • Former State employees who were disciplinarily terminated or resigned in lieu of termination must:

CDHS Selection Process

Employment history is calculated on a full-time basis (40/hours per week). Part-time employment is calculated on a prorated basis to determine qualifications.
