Building Maintenance Coordinator - Full-time

Position Summary

This is skilled trades work in maintaining heating, ventilation, air conditioning and refrigeration systems of the Village buildings and facilities. Work involves performing a variety of maintenance and repair work in the areas of mechanical, electrical, and plumbing systems in a safe and effective manner. Supervision responsibilities may be assigned over the work of assigned seasonal maintenance employees. Work is performed under the general supervision of the Superintendent of Facilities and is reviewed through inspections and evaluation of results achieved.

Position Accountabilities

1. 1. Maintains and repairs mechanical, air conditioning, heating, electrical, plumbing, and ventilation systems.
2. 2. Designs and installs new systems or repairs systems as required.
3. 3. Tests and balances electrical, heating, and air conditioning controls.
4. 4. Performs maintenance and repairs to building structures (bricks, concrete, drywall, carpentry, roofs, equipment and furniture).
5. 5. Establishes and schedules routine testing and servicing of systems and their components.
6. 6. Orders materials for completion of work orders. Develops system specifications. Maintains equipment and vehicles.
7. 7. Welds, brazes, and fabricates sheet metal to effectively maintain and repair equipment.
8. 8. Participates in snow removal and performs park maintenance duties as assigned.
9. 9. Troubleshoots complex electrical and mechanical systems. May install single-phase and three-phase wiring.
10. 10. Maintains repair parts inventory. Prepares maintenance logs and records.
11. 12. Attends educational seminars to maintain current knowledge with trade developments.
12. 13. Promotes and maintains responsive community and inter-departmental relations.
13. 14. Maintains safe work areas and equipment, promptly reports work hazards, as necessary. Reports all work related injuries immediately, complies with all safety rules and attends appropriate safety programs.
14. 15. Performs related work as required.

Position Qualifications/Skills

• Graduation from high school or GED supplemented by trade courses associated with repairs and maintenance of buildings and equipment.
• Considerable experience in building maintenance work. The Village may accept a combination of training and experience which provide equivalent knowledge, abilities, and skills.
• Considerable knowledge of mechanical, electrical, and plumbing systems.
• Considerable knowledge of a variety of trade maintenance techniques and practices.
• Considerable knowledge of the operation and maintenance of hand and power tools.
• Knowledge of the safety precautions and hazards of work.
• Possession of valid Illinois driver’s license.
• Certification in one or more of the following trades; Certification from EPA on proper refrigerant and reclamation procedures; licensed electrician; licensed plumber; carpentry.

Critical Mental/Physical Requirements

• Ability to diagnose maintenance problems and to make appropriate repairs.
• Ability to lift and carry/drag heavy objects, climb ladders, walk, climb up and down several flights of stairs, crawl into confined spaces, and grab objects.
• Ability to lead or supervise the work of others.
• Ability to read blueprints and sketches as well as calculate basic arithmetic.
• Ability to follow oral and written instructions.
• Ability to communicate effectively both orally and in writing.
• Skill in the operation and maintenance of variety of tools and equipment necessary for building maintenance.
• Must be able to physically move up to 300 pounds.
• Must be able to work outdoors in extreme weather conditions such as heat, cold snow, ice and rain.
• Ability to: carry, climb, drag heavy items, climb ladders, drive in inclimate weather, give first aid, grab, grip, lift heavy and/or awkward equipment, climb up and down several flights of stairs, crawl into confined spaces, and grab objects, read maps, use protective equipment, use a computer, read and follow instructions and technical materials, reason, sit, stand for extended periods of time and walk.

Working Conditions

• Much of this work is performed outdoors, which mandates driving, walking, lifting and climbing while wearing heavy clothing. In these cases, severe weather extremes may be encountered.
• The job incumbent should exercise common sense and take necessary breaks, practice proper body alignment, and alert a supervisor of any discomfort, as necessary.

Salary Range

Starting salary range for this position is $62,746 - $67,218 per year, depending on qualifications.
