Position Summary:
Perform duties to ensure new and existing structures meet the established EPCOT Building Code, and state laws and regulations, while adhering to established policies and precedents.
Essential Functions:
- Inspect structures during all phases of construction to determine their structural soundness and compliance with EPCOT building codes and other applicable laws and regulations. Report any building violations.
- Inspect accessibility requirements for building, plumbing and electrical elements on various projects.
- Verify all administrative requirements related to permitting, licensing, site requirements and general scheduling are in compliance with code and District requirements.
- Provide code interpretation and customer service to contractors. Resolve compliance issues which may arise during construction phases.
- Conduct visual inspections of properties during Annual Power Test. Identify any major issues that may present safety hazards.
- Provide reports and maintain records of inspections.
- Attend all training and continuing education courses as required.
Other Duties:
- Perform or assist with any operations, as required to maintain workflow and to meet schedules and quality requirements.
- Participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, and policies.
- Perform other related duties as assigned.
Competency:
- Requires thorough knowledge of possible structural and/or building defects and of effective corrective measures.
- Requires considerable knowledge of the methods, materials and techniques involved in building construction and related activities.
- Requires considerable knowledge of laws and regulations governing construction within the District.
- Proficiency in the use of computers and smartphones/tablets, including Microsoft operating system and file structures; Microsoft Word and Excel applications; and Apple operating system. Experience with Accela Automation and Bluebeam Revu, preferred. Some knowledge of the principles and practices of modern office management is required.
- Ability to read plans and specifications and to determine their compliance with established rules and regulations.
- Ability to make decisions, recognizing established precedents and practices, and to use resourcefulness and tact in meeting new problems.
- Ability to establish and maintain effective working relationships with other employees, contractors, building owners, craftsmen, and the general public.
- Thorough knowledge of structural and/or building defects and necessary corrective measures.
- Knowledge of the laws and regulations governing construction.
- Excellent verbal and written communication skills, with the ability to interact effectively with the public.
Education/Experience Requirements:
- High School Diploma or GED.
- Five years of experience as a Building Inspector or related position.
- Florida Standard (Building) Inspector License required. (Must obtain within 1 year of start date.)
- Florida Standard (Building) Plans Examiner License required. (Must obtain within 1 year of start date.)
- ICC Certification (preferred).
- In lieu of current FL licensure, consideration may be given to those who can obtain their Provisional License within 120 days of hire and become fully licensed within 1 year. Licensure must be kept current – as a condition of continued employment.

Driving Requirements:
Must possess a valid Florida State Driver's license and maintain eligibility under the District's commercial vehicle program.
Physical Demands:
While engaging in the duties of this position, the employee performs lifting and/or carrying of up to 50 lbs. occasionally and 25 lbs. frequently. Employee sits frequently. Employee stands occasionally and walks on varied surfaces frequently. Employee frequently bends/stoops/crouches, climb/balances. Employee occasionally pushes/pulls, kneels and crawls. Employee uses their hand(s)/arm(s) to reach in any direction and seize, grasp, hold and turn object using hand(s). Employee uses fingers, versus whole hand, to pick, pinch and feel objects. Employee sees, talk and hear as they communicate with others in person, electronically, by phone or radio. Visual functions include near and far acuity, the ability to identify and distinguish colors and requires adjustment of the lens of the eye to bring an object into sharp focus.
Employee will operate motor vehicle(s) that involve the use of hand/foot controls.
Annual Emergency Power Test Inspections (performed a minimum of 15 times a year) are conducted on 3rd shift and require constant walking throughout entire shift.
