Job description

Karya Property Management is looking for a Building Engineer to join the team at our Nitya Tower property! This is an 11 Story Hi Rise Office Building. This is a full-time position and compensation will range based on experience.

As the Building Engineer, you are responsible for overseeing preventative maintenance and repair of our commercial assets' building operating systems. This includes all day-to-day operations and maintenance of building systems and equipment under the direction of the Chief Engineer.

Responsibilities:

  1. Comply with all applicable codes, regulations, and company directives to building operations and work safety.
  2. Perform preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC related equipment.
  3. Troubleshoot operations failures and re-establish building services under minimal supervision.
  4. Complete work orders for service call requests by tenants.
  5. Perform daily inspections of all building systems.
  6. Perform other duties assigned.

Requirements:

  1. 5+ years of experience in multifamily maintenance or equivalent field.
  2. HVAC and EPA certified.
  3. High School Diploma or Equivalent required.
  4. Comprehensive knowledge of maintenance processes.
  5. Must have strong working experience in various facilities systems (i.e., building energy management system, access control, lighting controls, audio, video, and fire/life safety systems).
  6. Experience with HVAC systems and computerized building automation systems.
  7. Proven leadership experience and ability to lead and develop a team.
  8. Bilingual is a plus, but not required.

Physical Requirements / Working Conditions:

  1. Prolonged periods sitting, standing, and walking throughout the workday.
  2. Push, pull, bend, stoop, squat, kneel, climb stairs, and reach above shoulders.
  3. Must be able to lift and/or move up to 50 pounds.
  4. Must be able to work indoors/outdoors or in extreme weather conditions.
  5. Must be able to work weekends and/or evenings on a rotating schedule.
