Job summary

Chelsea Piers is seeking a Building Engineer in Chelsea, NY to troubleshoot and resolve maintenance and mechanical issues across the property. You will report to the Chief Engineer in a non-union environment, ensuring safety and reliable operations.

The role requires 5+ years of commercial HVAC experience, BAS/BMS proficiency, and the ability to lead maintenance teams, coordinate projects, and manage vendors. Weekend/holiday availability is expected and comprehensive venue benefits are offered.

Qualifications

• 5+ years of commercial HVAC experience, including troubleshooting and repair of chillers, boilers, cooling towers, air handlers, RTUs, VAV systems, and hydronic heating/cooling systems.
• Proficiency with BAS/BMS controls and preventive maintenance programs.
• Strong HVAC diagnostics and performance optimization skills; able to independently identify and resolve issues.
• Experience maintaining large, occupied facilities.
• Bachelor's degree in engineering or related field, plus 3-5 years of experience in facilities mechanical equipment management.

Responsibilities

• Maintain Physical Plant and Equipment: Ensure all facility equipment and physical structures are in excellent condition, adhering to safety and operational standards.
• Mechanical Equipment Management: Manage the operation and maintenance of principal mechanical equipment such as pools, steam rooms, saunas, hot yoga rooms, HVAC systems, and elevators.
• Supervise Daily Operations: Oversee daily facility operations, including maintenance tasks and facility-side activities to ensure smooth operation.
• Crisis Management: Act as the primary point of contact for crisis and issue management, ensuring swift resolution and minimal disruption to operations.
• Vendor and Service Contract Management: Manage MEP vendors and service contracts, ensuring adherence to budget constraints while maintaining high-quality service delivery.
• Team Management: Supervise maintenance technicians to ensure task lists and general cleaning schedules are adhered to efficiently.
• Project Coordination: Manage and build project task lists, coordinating with maintenance staff to schedule work orders and ensure timely completion.
• Emergency Response: Utilize staff, service contracts, and emergency contact lists to rectify urgent repairs promptly and effectively.
• Safety and Compliance: Ensure all areas of the facility meet safety standards and operate smoothly, conducting regular inspections and implementing necessary improvements.
• Reporting: Provide comprehensive Daily Activity Reports on mechanical issues and activities to the Chief Engineer.
• Vendor Relationships: Manage relationships with vendors and contractors, ensuring services are delivered according to agreed terms and resolving any issues promptly.

• Must obtain/maintain Certified Pool Operator (CPO), EPA 608, and FDNY Fire Guard/Certificate of Fitness certifications.
• Excellent communication, interpersonal, and organizational skills with strong attention to detail.
