POSITION OVERVIEW

A successful Building Engineer does more than follow orders. They are consistently thorough and committed to keeping building systems and equipment in good order while supporting other members of the property and team. They provide concierge-style service to the tenants at our buildings and are constantly looking for ways to improve the experience for all who come to their properties. They execute preventative maintenance to keep systems and equipment in good repair and prolong their useful life. They are keenly aware of their surroundings to ensure the property maintains an outstanding appearance.

RESPONSIBILITIES

HVAC Assignment

  • Installs, inspects, repairs, and maintains mechanical, heating, ventilation, and air conditioning systems and related components.
  • Recover refrigerants.

Electrical Assignment

  • Installs, inspects, and repairs electrical systems and related components.
  • Inspects and maintains electrical and fire sprinkling systems and related components.

Plumbing Assignment

  • Installs, inspects, repairs, and maintains plumbing and fire sprinkling systems and related components.

Other Assignments

  • Installs, inspects and maintains building structural systems and related components.
  • Fabricates, installs, inspects, and maintains electronic systems and subsystems (i.e., burglar and fire alarm, energy management, CAD).
  • Leads other trade workers on special assignments and/or projects.
  • Provides training and guidance to other trade workers.
  • Installs, repairs, and replaces doors, windows, and building hardware.
  • Assembles, installs, repairs, and/or fabricates institutional furnishings and equipment.
  • Performs rough and finish carpentry and plastering/drywall of buildings and equipment.
  • Perform preventative maintenance and corrective repair of buildings, industrial systems, vehicles, equipment, and grounds.
  • Align and ensure all applicable codes, regulations, governmental agency, and company directives related to building operations and work safety are adhered to.
  • Inspect building systems, including but not limited to fire alarms, HVAC, and plumbing to ensure the operation of equipment is within design capabilities and achieves environmental conditions prescribed by the client.
  • Perform contract work which could include landscaping, snow removal, HVAC, plumbing, and cleaning.
  • Other duties as assigned.

Qualifications:
Qualifications

  • Thorough knowledge of all building systems operations, maintenance, and repair
  • Must have a thorough understanding of HVAC, electrical, plumbing, and building automation systems.
  • Knowledgeable in energy management systems, techniques, and operations
  • Understanding of multi-meter amp probe, anemometer, pressure gauges, drain auger, and other industry standard tools/equipment.
  • Operate and use necessary manual and power-driven tools.
  • Ability to read and understand plans and prints.
  • Basic skills with Microsoft Office Outlook, Word, Excel, and Teams
  • Ability to comprehend and interpret instructions and memos and ask clarifying questions to ensure understanding.
  • Ability to efficiently present information to an internal department and/or large groups of employees
  • Reliable transportation
  • Strong organizational and analytical skills
  • Strong customer service orientation (concierge style)

EDUCATION

  • Appropriate license/permit for trade as may be required by local or state jurisdictions.
  • High school diploma or general education degree (GED) and a minimum of two years of related experience and/or trade school training or equivalent combination of education and experience.
  • A minimum of 3 years building maintenance experience.
  • Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

PHYSICAL REQUIREMENTS/WORK ENVIRONMENT

  • Mobility of stooping, standing, climbing, and frequent lifting of a minimum of 50 pounds of equipment
  • Ability to safely install rigging/lifting devices.
  • Climbing ladders and stairs
  • May require shift work and/or on-call duties.
  • May be required to work extended periods of time without relief when responding to priority/emergency situations.
  • Work under limited supervision
