Job Summary:

The Building Engineer - Commercial Office will assist in maintaining building systems for safe, efficient, operations of assigned properties. Responsibilities include minor repairs, operation, monitoring, and preventative maintenance of building systems.

This position is located in Tempe, AZ. It is an on-site role. This is not a remote or hybrid position.

(For internal candidates - equivalent to a Grade III Engineer position.)

Responsibilities:

Electrical Systems

  • Understanding of A.C. circuits and safety procedures
  • Resetting breakers and reporting shorts
  • Replacing outlets, switches, and lighting ballasts

HVAC Systems

  • Understanding of the refrigeration cycle
  • Minor preventative maintenance of AHUs
  • Responding to HVAC calls and determining repairs
  • Assisting with chemical treatment tests and adjustments
  • Daily inspection and logging of chillers
  • Inspecting and replacing belts on AHUs

Plumbing Systems

  • Understanding of plumbing systems
  • Minor repairs to valves and faucets
  • Inspecting and replacing wax seals, remounting toilets and urinals
  • Minor maintenance of system pumps

Life Safety Systems

  • Understanding of building life safety operations
  • Responding to fire alarms and troubles
  • Weekly inspection and logging of the Emergency Generator

Miscellaneous Responsibilities

  • Repairing door hardware and closures
  • Adjustments and repairs of security systems
  • Reading tenant utility meters
  • Performing remedial tasks like painting, cleaning, unclogging drains

Requirements:

  • Minimum 2 years in building maintenance or related trade school degree in HVAC, electronics, or similar
  • High School Diploma or GED
  • Availability for shift or weekend work
  • Strong mechanical skills and knowledge of tools
  • Ability to operate heavy equipment like chillers, generators, pumps, etc.
  • Excellent organizational, problem-solving, and customer service skills
  • Team player with effective communication skills
  • Self-starter able to work independently

Physical Demands:

  • Standing and mobility for up to 4 hours
  • Bending, stooping, squatting, stretching
  • Lifting up to 50 lbs.
  • Ability to perform grasping, writing, climbing, and visual tasks
