Job summary

M5Services is seeking a hands-on Building Engineer to serve client properties in the Bay Area. You’ll operate, maintain, troubleshoot, and repair mechanical, electrical, and plumbing systems to keep buildings safe and comfortable.

You’ll work with property managers and tenants, perform preventive maintenance on HVAC, BAS/EMS, roofs, and life-safety gear, and coordinate with vendors while upholding safety standards.

Qualifications

• 3+ years of commercial building engineering or stationary engineering experience (office, industrial, retail, or medical office).
• Working knowledge of commercial HVAC, electrical up to 480V, and plumbing systems.
• Ability to read mechanical/electrical drawings and equipment schematics.
• EPA Section 608 Universal certification.
• Valid California driver’s license with a clean driving record.
• Comfortable using a smartphone/tablet for work orders, photos, and time tracking.
• Ability to lift 50 lbs, climb ladders, work on rooftops, and stand/walk for extended periods.
• Strong customer service instincts—you can explain a problem to a property manager in plain English.

Responsibilities

• Operate and maintain buildings systems.
• Performs scheduled preventive maintenance on HVAC units, plumbing, electrical, lighting, and life-safety equipment.
• Monitor and adjust BAS/EMS for comfort and efficiency.
• Inspect and maintain roofs, drains, sump pumps, backflow devices, and water systems.
• Troubleshoot mechanical, electrical, and plumbing failures; decide when to in-house or escalate.
• Respond to service calls and after-hours emergencies on a rotating schedule.
• Coordinate with vendors for on-site work and ensure workmanship meets standards.

TheRole

AsaBuildingEngineer,youarethehands-ontechnicalpresenceatourclients'properties.You'lloperate,maintain,troubleshoot,andrepairthemechanical,electrical,andplumbingsystemsthatkeepcommercialbuildingssafeandcomfortable.Somedaysyou'reonapreventivemaintenanceroute;otherdaysyou'rediagnosingarooftopunitthatquitat2p.m.onthehottestdayoftheyear.You'llworkdirectlywithpropertymanagersandtenants,soyou'reasmucharelationshippersonasatechnician.
